House hunting sites, any good ones

Strange, this sounds exactly like every estate agent I have ever had the misfortune of dealing with. Also no one should ever take legal advice from an estate agent.

I would not let an Estate Agent mind my coat. They just come across as somewhat dim and lazy, unable to get a job in a fast cood chain.

Just treat them like the filth they are, take no crap from them and it works out eventually.
 
I absolutely detest estate agents, hopefully they will die a death soon, 3% of many peoples net worth to do absolutely nothing. As stated above, they are filth and treat them that way, they will lie through their teeth at every opportunity.

How do I get on rightmove/zoopla without using a high street agent? What's the best online agent?
 
You pay for what you get. In London most agents do advertise on rightmove although frankly a good agent will have five viewings and more lined up for you even before the advert reaches rightmove. It's people like you who seem to think agents owe you something and should be of so greatfull they get to make 50p for selling your place. It's also people like you who pay as little as possible out if pure resentment and then expect to get a top class service.

Anyone can get you lots of viewings - if it's on rightmove then the viewings will come through without any effort from the agent. It's at the point that you accept an offer and the conveyancing begins when the agent earns their money. 9 times out 10 it's because you have a decent agent that really rocky sales go through. You clearly have no respect or appreciation for the sheer amount if effort needed and vast importance of having a decent agent on your side. Enjoy your online agent experience and expect unanswered phones, unmotivated staff, clueless legal advice and the inevitable fall through or massive price reduction that your budget 'agent' has absolutely no idea how to manage or prevent. In the mean time those who have a little more respect and understand the concept of not being cheap but spending their money wisely will be moving on happily.

Just to echo the other comments that people have made about this post - I think you are absolutely wrong. I know several people that have sold via an online estate agent and they all went through to completion without any hassles. As with estate agents in general, you need to know the right company to work with. There may well be some online agents that are a PITA - mine are not. Oh, and for what it's worth my property received a near-to asking price offer yesterday, 6 days after going onto the market.

As for the legal side, that's why you hire a solicitor. I wouldn't expect an agent to get involved in that.

When I have been viewing houses, most of the estate agents I've seen know ****-all about the property we're seeing and simply reply "I'll have to ask about that for you". What is the point in that, I might as well just show people around my home myself.

On average, selling prices from estate agents are 1.8%. What exactly do they do to earn the £3000 I would be giving them to advertise my property?

Screw the high-street estate agents, they are over-priced & typically a waste of time.

Estate Agents wanted 3% to sell our house - for what?

We used an online agent who put our house on all of the online sites for around £70 per month (first 3 months then £30 thereafter) plus £100 for the EPC and a floor plan. I took the photos and wrote the description myself and was happy to do the viewings. We had a home visit from the agent to confirm our photos and description were accurate, they took the meaurements and got the advert up in a couple of days. We had access to view all of the stats from each site to track interest.

I see a future where highstreet Estates Agents go the same way as other highstreet shops - HMW, Jessops etc..

So why go through a typical highstreet Agent then?

On price negotiation - all an agent will do is act as a middle man between the buyer and the seller. I can speak to the potential buyer myself and tell them I rejecting or accepting an offer.
It's the same with any questions - The agent will phone the seller with the question, then call back the buyer with the answer. I can use a phone and do that myself ;)

Legal Advice is done through a solicitor.
 
3%? Mine charges 1.5%. And I need one because currently the house I'm selling is nearly 200 miles away. I used a local firm, and I'm perfectly happy with that 1.5%. I suspect it's the usual thing: if everything goes right it's thanks to you, if it goes wrong it must be the estate agent.

Considering you live a distance away from the property then a local agent is a good idea, but 1.5% of my property is almost £3000 - no estate agent is worth that amount considering I live at the property and can show people around. Inevitably it means that I can sell my property for £3000 cheaper than any similar houses on the market, and still be better off.
 
Rightmove.

Actually, every house we've looked at seems to be on all the major sites and local estate agents. So i just used Rightmove, it's the easiest site and has the best iPhone app.
