its pretty stupid that they dont really

i know of people whos mum threw them out because they couldnt afford a really cheap amount per month to stay there. theyre now in a shared house with mates and the council are paying the rent... if the coluncil had paid that small amount then they would have saved a lot of money :/
 
Well id take charge of the rent, as i aint letting my dad do it again or we will be in this position again!

I think i understand the LHB. What i need to know is, lets say i earn £800pm. Will they say i can only rent a place advertised up to £400pm? Most places we see are £500-525Pm. I'm just worried they will not allow me to rent, or i might need a higher income. Hope you know what i mean!

On a single case basis it might have been better. But on the whole the system would become innefficient. For example, Camalot could buy a house charge his family rent and get the council to pay for it. So in essence the council would be buying him a house.

Why is your dad not on JSA? Also tell me what the link I gave was the maximum allowable rent and I'll tell you roughly how much you'd get. Also do your parents recieve child benefit for your brother?

My dad is full time worker earning loads, its complicated. We have family issue thats behind our reposession (dads not been paying rent and goin off with someone else).

Im 24, my brother is 20. So no benefit for him.

That site (LHA) says £132 a week.

Since this really isn't a standard case, you should go to your local benefits office for advice. Not much I can say really, since if your dad earns loads and lives with you, that'd complicate things.

But I'll work it out for say if you lived with just your brother and mum. Would still be 3 bedrooms I think, I'll check on that as well.

It's because he and my mother have been to court over our current house. Thats the reason they told us he simply can't apply to rent somewhere else because of his credit file.

Everyone else says we have more chance if i go to lettings agents and rent under my name.

(Might be easier if we could have a chat on MSN?)

So you don't really need benefits? Id oubt you would be entitled to any with two people working.

edit: Especially with such low rent in your area.

You can't rent while living at home with your parents, however if they had another property they have let on a comercial basis for longer than 6 months prior to you moving in and you have a commercial tenancy agreement then there is no reason why you cannot.

If you want to get a house of your own and don't have the moeny to do so, your best bet is to make your self homeless then contact your local council, some of them will hold lists of Housing Assoociations and Private Landlords who will let to benefit claimants.

If you want a calculation on what your maximum allowable HB would be then you can do a manual one if you know how the government work out your applicable amount (this is the means tested way you figure out a person(s)/family of your age minimum amount they can live off per week) I would suggest again contacting you local authority or the benefits helpline in you area and asking them to do a calculation for you, they will tell you how many rooms you are eligble for under the LHA scheme (only for private rent) and then based on your income give you a good idea of what you will be given towards your rent.

Councils will not help you towards a deposit unless they have a seperate scheme in place for this, and they will not help you furnish it either.

If you give more specifics of your situation (e-mail in my trust account) I can help you as I have worked for many years in the benefits area, especially housing and council tax benefit. :)

No, its not the benefits i need to know about. I find it hard to explain what i need to know.

We need to go to letting agents, and apply to places asap. They credit check you. We got told, due to my parents CCJ or whatever its called, they have little chance at being accepted anywhere. It will probably be down to me to rent a property under my name (as my credit file is fine)

I just need to know how they work. I mean, how expensive a house can i apply for? Is there a rule to how expensive a property i can apply for?
 
Lol okay. Letting agent will be able to tell you. You'll have to scrape together a deposit as well.

If you earn £800 a month then I doubt that you could afford more than £350-400 maximum, if you declare someone else as a joint tenant with the same income then you could look at £700-800 maybe.

Deposits can be 2x monthly rent... so start saving.

I started saving ages ago, i predicted we would be in this situation sooner or later.

Deposit is already sitting in a savings account.:)

Will the joint tennant be credit checked to? All my family have bad credit files with loads of missed payments. Mine is the only clean one.
 
If they are checked and you are the main name on the reference then yes you can still be refused, however you can always speak to the landlord directly rather than the agent and explain the situation, sometimes landlords can be nice.


TBH you will find a lot of landlords with one or two properties willing to risk a semi safe bet anyhow due to the state of the rental market at the moment, lots of buy2letters pooing bricks at the moment.
