How is Eastern Stoke On Trent to live? (House buying question)

Snip

This is the part of Meir you stay out of and even I'm scared to visit relatives there - https://maps.google.co.uk/maps?hl=en&ll=52.974733,-2.103227&spn=0.005944,0.009913&t=h&z=17

I used to walk home from school through that area of Meir and have walked through it a few times recently (shortcut to the parents house on Meir Park), it is one of the very few places in Stoke that I feel like if you look at somebody in a way they dislike you might get into a brawl!

Hey all.

I have a job starting soon in Cheadle. Home is Uttoxeter, but parents may be moving to Stafford.

I am going to be saving towards a house deposit. Uttoxeter is not as cheap as it should be imo.
Cheadle is cheaper and seems a nice balance between it having a Stoke On Trent address so the price is low, but is far enough from Stoke to prevent being a complete dump.
Meir has an awful reputation. I know little about Longton.
I have always been under the impression that Stoke On Trent is a bit like a mini Detroit - A run down city where the industry/coalmines have long gone leaving mass unemployment.
As a single person, I could afford a mortgage certainly no more than £650 per month, so I can afford £550 per month assuming a 4.5% interest rate, just in case the base rate increases. I intend to borrow circa £90000 with 10-15% deposit.

TLDR Version:
Which areas of Stoke are worth buying a house in? I intend to borrow £90000 and have a £10000-15000 deposit. I don't want to live in a craphole, but I am no high earner.

Hi mate

I would seriously consider Cheadle if I were you. I moved to Cheadle just over a year ago (from Trentham). As with any town there are good bits and bad bits. There are a few 'private' estates where the houses are generally of better quality, and a couple of 'social housing' estates. However, I would have to say that the part of Cheadle where I live most of the social housing is well looked after and leads me to suspect it is former social housing that has been bought. We have not had any trouble yet anyway, which is nice. The reason we left Trentham is similar to your reason for leaving Uttoxeter - the house prices there were ridiculous! We managed to buy a fair sized 3 bed detached with garage on a nice cul-de-sac for £5k less than they wanted for a 3 bed semi in Trentham.

As a place to live, Cheadle is actually pretty good. We have a small Asda and Morrisons, a B&M, a few banks, a recently opened Wetherspoons and a few nice pubs and a few take aways. You can pretty much get most things you need on a day to day basis in the town, but if not there is a big Tesco just down the road on the A50 (about 10 min drive away) and you can get to Hanley centre in about 15-20 mins by car depending on traffic.

You can buy a reasonable house for your budget in Cheadle, but you probably wont afford the nicest estates as they tend to be bigger houses £150k upwards. That said, some of the former social housing estates seem ok, for instance Atlee Road and Churchill Road. I know this is a little over budget, but it gives you an idea on what you could get - TAKE A LOOK

I'm not from Stoke originally, so I will speak to the better half and see what she suggests (although I will forewarn you she can be a bit snobby about these kinds of things!!).

To be honest your budget is not a great one, and most of the houses available will be terraced, but you should be able to find some half decent semi's for your money. If you are heading to Trentham, Newcastle, Clayton etc - you wont get a lot for your money and thats the sacrifice for living in the up market areas. Conversely, housing in places like Weston Coyney is cheap and may look attractive, but I wouldnt want to live there - its a tip.

Stone is expensive, and again you wont get a lot for your money.

We pretty much picked Cheadle over all of the other areas because it is far enough away not to be like Stoke, but close enough to be able to make use of the good bits in Stoke - like shopping parks and Hanley centre etc. It also offered the best bang for buck over everywhere else we looked.

Cheers

Matt

You're stereotyping a whole area where there are nice areas in Weston Coyney and also no go areas.

We drove around Weston Coyney and we didnt like it much. Maybe we missed the nice parts you are talking about? My comment was my own opinion, and I think it is fair to say that even with all the new builds that have gone up and the regeneration, we felt the area wasnt a great one, but I take on board your point.

Its been over a year since I have been down there, maybe it has got better?

I guess the best thing to do would be for the OP to visit the various areas in Stoke himself.

Do you live in Weston Coyney by the way Dimple?

Cheers
