Anyone who values their domain that highly and is prepared to talk about leasing it out (ha!) will have it on auto-renew with their domain provider. No chance at all of getting it that way, I reckon.

Was this .com registered after you had established prior use of the name on the .org?

It is in my opinion a poor name for him to monetise in any way but check to see if it has carried adverts in your business line (bad faith). Use wayback machine to check prior uses. http://web.archive.org/web/*/1roof.com

If any of the above, established prior use or bad faith usage, you may have a claim of some sort and a solicitors letter may grease the wheel. Even US based.

The best way is to convince him that 5k is a good offer for IMO a low grade domain name. It's sole value is to an end user, it is not a very good searchable one word name and requires a lot of marketing and SEO to make value.

What are the other domains in the same name doing? .net etc.

The OP's 1roof.org was registered in March of this year. 1roof.com was registered in 2004. So, that's a no. There's absolutely no bad faith argument to be made.

As for value, obviously it's worth more than £5000 because the current owner won't sell it for that much, and the OP's investors want it badly. It doesn't matter what other domains are doing, really...

Oh and I don't see how this guy is squatting on a domain just because he wont sell it to you? It seems to divert to another site for a B&B.
