How to split rent as a couple?

If you moved into a 4-bed, then you two paying half would be fair (and your housemates' 50% share would be a greater amount than a 50% share on a 3-bed). If they only pay half, then they're getting 2 rooms for the price of 1.5 - you're getting 1 room for the price of 1.5.

Obviously, the flat isn't just 3 bedrooms: there are shared areas. Split the rent in half - one half for rooms, the other for shared areas. You two pay half share of the shared areas rent, and 1/3rd for the rooms proportion. Bills should probably be split equally.
 
Just argue your point until either you give up or they give up and then live the next 2 years of your life leaving passive aggressive Post-It notes on the fridge door about how if you catch them even looking at your cheese, by God you will ruin them and run them out of town.

Divide the rooms and communal areas into 50% of the total rent (£1300). You each pay 25% of the total cost for the communal areas; £325 each.

There are three rooms so if they are all the same size then you each pay 33% of the room £1300 rent (£434 each). However you are likely to have the largest room so adjust that accordingly with you paying more. e.g.....

You pay £650 for the pair of you for communal areas. You then pay £500 for the pair of you for your bedroom which is £1150 in total. The other two people then pay £725 each:

£1150 + £725 + £725 = £2600
 
You can move up north and rent my 4 bed detatched in a nice area at the edge of a small town for £1200 a month if you like.
 
Unless you know the people you don't have a say. If they are there first then they can set the rent how they want. They will probably find a mug who would pay £1300 for a crappy room.

yup, what I was proposing earlier... some more thoughts on this - I'd say the communal areas are more of a factor the more they have to offer... big lounge, balcony/garden/roof terrace etc.. and communal areas are significant and the portion split 4 ways might need to be greater. On the other hand if it is, as per some flats, just kitchen/bathroom - well in that instance you certainly want to bias it more towards the rooms as that is where everyone is going to be spending their time.

Size of the rooms certainly needs to be considered too.

would be a bit of a long commute for the OP

I mean unless you're in a profession that is well paid outside of London too then it could easily be a step down - some jobs don't tend to exist or are rare outside London - other areas pay significantly more inside London.

If you're say an NHS consultant who doesn't do private work then perhaps being outside London makes sense. On the other hand if you work in a large bank in a front office or most middle office roles then... well unless you fancy moving to some back office or IT function and saying goodbye to bonuses and career progression then a move to places like Birmingham or Glasgow is a bit silly.

It really is shocking though. I live in quite a nice area of Surrey and commute into London and even I'm shocked at the prices. I have a well paid job but would struggle to buy or rent something decent nowadays.

I overpay my mortgage by 20% (2 years into a 90% 25 year mortgage) on a 3 bed detached is £550!

Back on topic. It really is tricky to sort.
You could argue that room is one cost and communal areas are another. Does your girlfriend have a car? Just wondering if you share a driveway.

I do wonder that sometimes. You should try telling someone 50+ years old who's had a mortgage for 30 years how much rent is nowadays. They look at you like you've just stepped off a spaceship riding on the back of a little green alien. They can't fathom spending 40%+ of their wages to merely having a roof over your head. OH WAIT WE HAVE TO BECAUSE NOBODY ON GODS GREEN EARTH CAN AFFORD TO SAVE £40K FOR A DEPOSIT ON A POXY 2 BEDROOM FLAT WHILST WE'RE PAYING 40% OF OUR WAGES TO PAY OFF SOME OTHER ****S MORTGAGE BECAUSE HE WAS BORN IN THE 'RIGHT' YEAR! :(

Dear God. My mortgage is less per month for a 5 bedroom detached than you alone pay (and I don't fall into the category the rant above believes most homeowner's are in).

That is absolutely ludicrous.
 
The best bit is when people tell you their mortgage is way cheaper too ;)

I live in a flat worth nearly 500k (although I'm about to move). Had we had the pre-requisite silly-money deposit to get a mortgage (and the bank would lend us more than 3x or whatever salaries) we'd easily afford the repayments because they'd be cheaper than the rent. It feels great knowing you can afford to pay the mortgage every month, but instead you're just paying some other ****s off for him. Really. Feels awesome.

That said, I wouldn't want to buy a flat in zone 3 for £500k because that's just stupidly bad value for money.
 
I think it's a bit cheeky to expect the rent to be per person. The house doesn't have more space depending on the number of occupants, it's still only X rooms. I would fully agree with splitting things like utilities and food per person though.
 
Does anyone else really enjoy that mild frisson between the MY HOUSE COST 5 BILLION DOLLARS, SCRUBS crowd and the I RENT A TENT IN A WARZONE FOR THREE POUNDS PER WEEK crowd?

Both have echo chamber written all over them but it doesn't make it less interesting :cool:
 
How you split it would be dependent on the house, in my opinion. Going from three to four occupants can be a right pain in the arse if you're all sharing the same bathroom and the kitchen/living room are small.

£600+£600 vs £700 does sound pretty fair though.

(I live in London so my mortgage definitely isn't cheaper than your rent :p)
