Lead Flashing Leaking Water

hi, wondered if anyone had any knowledge on the following.

Noticed this today.


New (ish) house. Integral garage attached to house.

couple of leaks coming down the garage/house wall into garage.
(typically near a light switch!)

Looked out the window upstairs and it looks to me like the lead flashing that is attached to the house wall brick work and laid onto the garage roof tiles. In places it looks like there is gaps between tile and lead. Not flush?

Got a roofer popping round tomorrow morning. Is this an expensive job, or just a matter or re laying/flattening the lead flashing?

Not much water coming in. But I guess the weather and rain at the moment is blowing in the direction to cause problems.

Also when I have looked out of the upstairs window at the flashing, looks like in the past someone has used some form of sealant on a couple of tiles as well where it meets the lead.
 
No decent lead workers anymore.

It should have an under cloak under the tiles, the lead is belt and braces. The sealant suggests it's happened before and it's shrunk and debonded.

Seal it up again.
 
The art of making lead soakers has long gone Macca.

Did a job about 20years ago, the chap who did the lead work was about 78, he started learning the trade at 10.
Really sad, there isn't people around today with the skills he had.

Cheers guys, will wait and report back when roofer pops round tomorrow.

Had to remove the lighting fuse from the consumer unit (makes no sense why I have a old pull out fuse type consumer unit in a house that has only been built about 14 years, thought they would all be on those trip units now, the consumer unit for the house is on one of the new type ones)

Anyhow, had to pull it as the light switch was making a crackling/buzzing kind of noise. So took it of wall and was a bit wet, hung it up to dry.
