Semi or not, bricks are tied, I view that statement with caution, I never trust brickwork in old buildings.
Some things I've seen, even put to shame some of the 21st century cowboy builders around today.

I like the unit you picked out, but to make best use of it it should be a focal point and with a small room you need to keep access and be able to move around.

While it would seem logical to mount the TV on the chimey breast, this doesn't leave much room for the unit, while you do have one corner it isn't very deep due to window and radiator.

Here is what I would do based on your drawing;

I also think your speakers are too big for that room layout, unless you go with mounting the TV on the chimney and can stick them either side of the chimney breast. I'd consider replacing them with smaller speakers to make them less dominant in the room.

think I will just wall mount the tv here and get a new smaller unit for hifi etc etc
 
two tips for ya :D

put the flooring down then the skirting, and get the ready finished skirt from wickes.

also a tool you might find handy is floorplanner, this is an online planning tool, that is pure bliss to use, take a good hour to model your room dimensions, but once done is invaluable, here is a screen from my new extension i built, this allowed me to place the furniture before building to make sure it fitted.
it can also be viewed in 3D, ohhh and its free ;)

Just finishing almost the same, I've kept my fireplace and slate tiled over the bricks that were there (we burn 5 ton bags of logs a year), also I hung the TV off the wall and chased in 2 x sky leads 1 x CAT6 1x telephone 2 x Power the result is a fully floating TV gaining loads of room, the TV bracket is fully moveable and I installed a floating shelf above for the Sky box and at the moment a Sony BD player which gives us access to iPlayer etc (shame no Netflix booooo Sony), under the stairs is the routher and Cat6 extensions with our phone etc

Worked out quite well and I did it ll myself with a laptop following online guides of orange to 1 orange and white to 2 brwn to 3 brown and white to 4 (may not be right) surprised it all worked but it did :)
