Load bearing wall Quote

Hi

I’ve just been quoted £3k to remove a 10ft internal load bearing wall and for putting in a RSJ which will be flush as opposed to being visible (albeit boxed in)

Includes moving one radiator a couple of feet and skip.

No making good as I'll be sorting the ceilings out afterwards.
No electrical work as family member will be sorting.

I wasn’t expecting the quote to be so high so was wondering what you guys thought? We are East Midlands area.

It’s worth mentioning that it would have been £500 cheaper to have the RSJ visible but boxed in.

I’ll be contacting other builders this morning for further quotes.

I have no idea on price but what exactly does the quote include ?
Making good afterwards ? skirting, plastering, painting, etc,
waste material removal from site ?

any electrics/plumbing on the wall that need to be handled ?

I just paid £840 for just the steel,for 2*4m rsh's and a 2m column. Plus £500 to remove wall snd install the rsj's.
£200 for a skip.

I am getting it boxed in and plastered by someone else. This is in Suffolk.

Does the RSJ only go on the top?
or does that include sides and potentially the bottom?

on impulse the price seems a bit steep to me. but good to see a breakdown of costs though.
 
This will be flush so no boxing in visible. Pastimes either side so no goal loaded down the wall.

Got another builder in tomorrow to quote.
 
Have you got it drawn up by a structural engineer? Or is the builder just guessing?

You would need to put in a building notice with the council too if you haven't already

I did mine mostly by myself after doing the above then , a builder friend put in acro props , concrete pads, put in the steel and bedded it in

I bought and painted the steel with zinc oxide, hired skips and removed all the masonry once the steel was in

Steel cost about £350 and concrete pads about £60, skip £180 -, hire of acro props and scaffold trestles £50, building notice £200, structural engineer about £400,mates rates £100

This was a few years ago so everything will cost more now

So I guess £3k isn't far off

I also had a builder cut in a doorway, install lintels and bed all in, cost £800 without a skip
