How about HSBC - 3 year fix @ 2.49%, no fee. Essentially the same as what you found, but fixed for an extra year and currently with a marginally lower SVR when the fixed period ends (obviously compare valuation fees etc).

Where did you find that? I can only see 2 years.

I spoke to an advisor and they reocmmended nationwide 1.99% 2 years with £400 fee. The other mortgage fees/charges seems much higher than Halifax.

Google comparison site. Just checked again and it gone now. They also had a 3 year tracker at the same rate but that's gone up to 2.69% now.

we fond a tesco bank one which was fixed for 5 years and that seemed pretty good.
