Need pointers for upgrading components

Hi all,

My PC is used mainly for Microsoft Flight Sim 2020 which is very graphics heavy and as such my CPU/ GPU seem to be constantly running at 100%
I'm thinking of upgrading some parts to make it run smoother and to cope with the demands need for flight sim so any advice/ tips would be very much appreciated.
I can't afford to throw money at it so have a budget of around £300 to £400.
The current system is as follows (I couldn't find how to attach a screen shot so I'll type it out!)

Processor - Intel(R) Core(TM) i7-6700K CPU @ 4.00GHz, 4001Mhz, 4 cores, 8 Logical Processors
BIOS Version - American Megatrends inc. 2002 10/11/2015
SMBios - 3.0
BIOS Mode - UEFI
Baseboard Manufacturer - Asustek
Baseboard product - Maximus VIII Hero
Installed Memory - 64Gb
Total Physical Memory 32.9GB
Available Memory - 24.2Gb
Total Virtual Memory - 41.4Gb
Available virtual memory - 28.6Gb

I'm running Windows 10 64bit

Hopefully this makes sense to someone and you can give me some pointers. I followed so previous friends advice and put in 64Gb or RAM but later learned it was not the right thing to do so now I thought I'd ask people with some 'real' knowledge!!
If any more info is required let me know.

If you wanted to keep the memory you purchased, you'd have to go for 12th-14th gen, or for AM4, e.g.

(Note: 12600K/KF performs a bit faster than the below CPU, but doesn't have a cooler included in the box)

It would be hard to get anything newer like AM5, because replacing 64GB of memory has a hefty cost attached to it.

Flight Sim is a game that likes X3D CPUs, but the 5700X3D or 7600X3D are the cheapest options available (at least, new) which would be hard to fit in your budget.

What is your graphics card?
 
Tbh with a limited budget like that you can get on AM5 if you are happy to go second hand for RAM.

You can get 64gb DDR5 for around £100-110 on a well known auction site
Then you can get a new AMD 7500F from a well known Chinese site for around £115.

And look for a new graphics card a bit later down the line.

This is an extremely powerful combo for the price and will let you upgrade your CPU later as AM5 has support into 2027. In a couple of years you can just put a 9800x3d in it for very cheap. I made my friend a PC with this processor and it's been extremely good.

5700X3D and motherboard at the lower end of your budget. (but if you can get AM5 within budget, that would be better)

Not sure what is happening here?

Do you have 64GB Ram (4 x 16GB) installed but Windows is only seeing 32GB/24GB?

Oh and happy birthday for yesterday. :)

I'm packing up to move house so probably won't be able to upgrade for a couple of months.
