It was "ok" but the original tiler hadn't done s great job, Mrs TB never liked the grout colour

We're over the moon with it and love the halo ceiling and gesture controls on the mirror lighting

Can't wait to test the plumbing in there ;) :D
 
Was like that's nice and then it became even nicerer :D

As a massive fan of lighting and angles I have to say that is pretty impressive.

All in it was around 16k which I was quite honestly shocked at but when broken down it was

Tiles about 2.8k (c£77/m2)

Fixtures and fittings 5.2k Inc shower tray, screen, shower, wc, vanity unit, mirror, lights, and coving

Labour and materials 7.9k which was a full strip out to
bare walls / studs and joists, all new pipework and wastes, framing out, flooring, boarding the walls and over boarding the ceiling, waterproofing, tiling, grouting, resin and silicone, the LED strips and driver.

A good 1200 of that was to have all of the edges mitred, filled and polished so there is no trim anywhere and the joints between the tiles are colour matched with resin and polished to give a smooth edge and "continuous" finish

All prices are inc VAT

It's a lot of money but the main downstairs bathroom and the finish is fantastic

There's a lot of tiles (about 40m2) and the fixtures and fittings are in the higher end / price, but we didn't want to scrimp

The fitter was, honestly, an absolute star, his knowledge, attention to detail, passion and pride in his work was phenomenal and the quality shows that

Cheers for the informative post. To be honest for a finish of that standard the price isn't too horrendous. Obviously it's a lot of money but it's clearly a nice job.

I'm currently waiting on starting work on our current utility room, partitioning it and adding a downstairs loo, and also making a storage area under stairs with access door etc. That's gonna be about ten grand and it's certainly not going to be fancy like yours lol.

No problem at all mate

This is about 1/2 of the original (only) bathroom when we first moved in. We split it in two and the other part is now a utility.

To be fair with the way prices of everything are at the moment it not bad (mine or yours)

Good luck and post uom- always interested to see people's conversations and transformations!

Thanks and ha, yes, the Mrs never liked it from the day it went in :D :cry:

It was never the finished product so we went cheap and cheerful when we had the work done to split into a utility room and downstairs bathroom (when we had the loft conversion done)

The quality want great and threw ideas together. Getting someone who knows what they're doing with the design, spec and install makes the world of difference!

I could have done it for £10k but it would have taken 5 years and multiple broken shower trays.

Looks really good (if a little dark?) I like how they've done the tiling cuts.

Yes stay away from the shower tray :P

There is no natural light as a fully internal space but the photos are deceptive. It's quite bright. The LEDs and mirror lights are adjustable in terms of "warmth" and the LEDs can be adjusted for brightness also

It is (for us) a nice balance of warmth without being too dark, we may adjust the brightness and warmth levels at some point but it's a world of difference to the harsh clinical brightness of the "before" with the ceiling spots

I hadn't planned to do it but my fitter hurt his back and the tiler was due the next day. Nothing quite like leaving it until the last minute. Still, in theory it should have been one of the easier jobs!

I think £16k is a very good price in this day and age, especially for high quality work. Did you get many quotes before it? People are demanding all sorts currently.

I seem to recall you're up norf? I'm sure that's a £20k job down south.

The before photos look very much like our top floor ensuite. Biggest mistake I made was going with those metro tiles and dark grout. Never again!

Last year we had our daughters ensuite done which was around the £8k mark IIRC, and this year we were supposed to be doing the main bathroom but not sure at the min.

Yours look fantastic and given us a few ideas. We wanted something cream coloured like your tiles.
