Huzzah, we've finally Exchanged for our new House purchase! Offer was accepted on the 12th March and we're expecting to complete on the 28th June so a little over 3 months.

The house is still up on RightMove - http://www.rightmove.co.uk/property-for-sale/property-37610386.html

I'm chuffed that we've finally got here, our chain consisted of 7 people so it's been a worrysome time all around! It needs a little bit of decorating and we plan to extend the kitchen once our finances have recovered a little bit (there are several other houses of the same design in that road, all have extended already).

The house is in the town that I grew up in, with excellent schools and area (the same can't be said for my current house!), a comparison of crime stats:

I hope to use this thread to keep a track of work I've done after we've moved in :)

Congratulations, Hope it all goes well.

If it makes you feel any better we had our offer accepted back in February and only moved in on the Monday just gone :)

That was a long old wait after offer accepted!! Congratulations.

Despite the experiences of other people, I've always found that it takes 3 months+ to buy and sell a new house. Once the offer was first accepted, the Estate Agent was adamant that everything would get settled within 4-weeks!

These aren't just my own experiences either, my sister recently sold her house in a closed chain (she moved in with BF, buyers were BTL) and that took 4 months too, and they were cash buyers!

If nothing else, it gives us a few more months to sort out our expenses / budget.

Congratulations, Hope it all goes well.

Thanks :D

Wow, can't believe how expensive proeprties are down 'sarf.

Congrats, hope you enjoy your new home!

Oh lordy.... you're right.

Congrats though. Very little beats the feeling of setting foot in your new home on completion day.

Holy Christ @ the price. Admittedly it's in Northern Ireland but the house opposite me (detached, 4 bedroom, 2 reception, front and rear garden, garage, drive etc) is on for £135K, it's in once of the nicest areas outside Derry in a quiet cul-de-sac where all the swanky people live (I bring the tone down somewhat, perhaps that explains the price ;))

It's the first thing I looked for when I saw his post :p

Thanks that will come in usfull, I don't belive bad areas are so bad. But we will see. Haven't had any issues with my current place and that's meant to be on e due of a bad area.

Haha I should move back to my parents, zeros is where parents live, high numbers where I live.

Tell me about it :p This is where my family and friends are settled though and my salary is enough so that I won't struggle with repayments and I don't go without. It does make me cry when I look at prices t'up North though!

I've had similar experiences. It's never 4 weeks. Even when I bought my first flat with no chain it took about 2 months.

We moved house last year, from start to finish took about 10 weeks. We were lucky in that there wasn't any chain as such as our buyers were first time buyers and the vendors of our new property were moving into rented. Also the property we were selling and our new property were both up with the same estate agent. I can't possibly imagine how it could all have completed in 4 weeks.

Another one here with no chain and told it would be about 4 weeks! The sellers seemed to believe them too and are getting a bit impatient.

Congrats on the house purchase. :)

Doesn't seem too bad a price for the South East to be honest and looks a nice road, presumably you got it for under £250K anyway.

Now that's what I call a chain! I was stressed out with just 3 (people buying ours and the people we were buying off). It's a great feeling when everything finally falls into place. (We've been in our new place 4 weeks now.)
