Been looking at this: http://www.rightmove.co.uk/property-for-sale/property-48096895.html

I haven't been to view yet, but I have noticed it doesn't have gas central heating. It seems to have electric radiators in each room and then the multi-fuel burner in the living room.

Do any of you have experience with 'Electric only' heated houses? While house browsing I've been surprised at how many houses down south don't have gas mains!

It doesn't say what the heating is. But the property has been recently renovated and looks good. Hard to imagine it with electric radiators....
I had a gas fired house with a multi fuel stove so it doesn't mean it's all it has... Just a nice feature !!

From the pictures it doesn't appear to have any gas at all (hob and oven etc) - the electric panel heaters and towel rail look very modern so are probably quite efficient.

You'll probably find there is no mains gas supply in the area hence the need for either oil or electric.

Must be electric, couldn't see any sign of an oil/gas tank in the garden.
There is a hot water cylinder though, don't remember having one of them when I lived in an oil heated house.

Depends how wasteful you are, I lived in an electric only place and my bill was just £45 a month. Electric shower, immersion, heaters and of course dishwasher/washing machine.

My dad has gas hot water but runs electric heaters and eats through £150 a month on electric. He's nuts.

If you have old people or women in the house I'd want gas.

Just two late 20's living in it. I've added it to my list of houses to view!

Its by far the best one I've seen online, but the only one without gas heating!

looks all electric and lots of fireplaces. are you happy keeping fires going? The epc is terrible which points to it being uneconomical.

Looks a lovely property though. Is that a sea view?

You can always knock some off your offer to do the work to bring up the efficiency.
A few grand would put a good oil burner in and insulate the floors and walls for 10k.
Live in it for a winter to see how cold it is and if you really need all the insulation.

I would have thought that the stove would do a good job at keeping the house warm in the winter? When you view the house ask how much the utility bills are (including fuel for stove).

No gas is a deal breaker for me, but it's a personal thing really and depends on what you're willing to compromise on.

As for down south not having gas... Nope, just rural or uncivilised places like Cornwall :p

Also, don't listen to anything about one electric heater being more or less efficient than the next, they are all the same.

I had a flat with no gas and a poor epc, it was very expensive to heat up properly in the winter, ok on my own but as soon as i had a lady in the hpise the bills went galactic.

When I rented a 2 bed flat we had storage heaters. Never again.

Currently have gas powered hot air heating and that's still cheaper for a 3 bed house.
