Old covenants in deeds

Quite what the result of breaking such a covenant would be I don't know, presumably it's stated somewhere?

Not normally, Usually just says "you canot do x/y/z"... I'd guess in this scenario, that's where something like damages for lost business due to anti social behaviour might come in if the covenent is breached?

You also have to bear in mind who a complainant could be - it would have to be someone who is party to the covenant, not some randomer


Well indeed, if the shop next door is a meditation/yoga studio, and all of a sudden theres loud music & drunkeness going on next door, that would be a legitimate complaint for breach of the covenent.
 
This seems to explain it at a fairly superficial level, with more of a slant to domestic properties, I am sure a good Google would unearth a lot more detail.

I dinno, the Cambridge dictionary deffinition is:
an alcoholic drink, esp. one that has been distilled (= heated to a gas, then cooled to a liquid)

So I would think that includes wine and beer... however I presume you're not running a pub/nightclub, if it were something like a barber shop that gives customers a beer whilst they get thier hair cut I'm not sure anyone would ever know or care.

Wish I had a copy of the covenants on my parent's old house - it was from 1930 and almost absurd.

EDIT: Thought it also restricted the land ours and the neighbours house was on to a maximum of 2 dwellings - but was basically useless in terms of preventing the neighbour building a 3rd.

A covenant means nothing unless someone complains about it. In general, even if one exists, no one will complain about it.

Pretty much this, but they're also there to enforce rules/etiquette.

IIRC from ours we have a covenant that you're not allowed to park a caravan/other high-sided vehicles on the driveway. Sky dishes must be installed on the rear of the house, and I think there was also one about recycling bins not being in view from the road.

It's a newish build, so I think they added some modern "covenants" to avoid the typical problems that people have with their neighbours these days.
