Its probably not a boiler - more likely to be a storage tank for hot water. Most new builds have tiny boilers.

Yep, mine is about the size of a bath (stood on end) its HUGE, but i would prefer a proper boiler, just please my onsuite has a powershower, because the tanks heating capacity for instant hot water is pants!!!
 
I thought these modern combi boilers all but did away with the need for large hot water storage tanks. They can normally supply plenty of hot water 'on-the-fly'.
 
Combi boilers suck the big one, the deal with these big tanks is you set a timer / winter / summer mode, it heats the water when the electricity is cheap and stores it, also offers "instant" hot water.

One of the many problems with combi boilers is the output of the tap is limited by both the heating capacity of the boiler and the mains water pressure, both usually suck.

It is cheaper to fit a tiny boiler and a large hot water tank rather than just fitting a decent sized boiler, so that is what is done in most new builds.

Combi boilers are fine - when you get to a certain size / power, below that they are pretty feeble unless you have a tank to go with them.

Very nice and good to get somewhere where how you decorate is entirely your choice, well you and the misses anyway lol Looks like its quite well finished and will soon feel like home when its all furnished.

One thing I can't get over is the weird thing with new builds and the small windows they all seem to have, even in huge houses at 200k+ (I live in Scotland where a decent sized 4 bed goes for this) they seem tiny. Not a major criticism but something I have noticed more and more.

Aye, sadly unless the wall is south facing with no obstructions, it makes sense thermally to have a small window :(
