Planning - Neighbour Objecting

Side extension comprising of garden room downstairs, two bedrooms upstairs and an office in the loft.

The issue appears to be the loft dormer overlooking their garden and over development. Our architect seems to think if we pushed we would win due to the angle of both houses plus we are end house mostly overlooking a main road.

We are most probably going to submit second drawings as a show of goodwill, but was wondering "in case" we don't, if anyone has gone to appeal and won re: neighbour objecting due to over development.

We spoke to all our neighbours prior to submitting to planning. Its a shame nothing was mentioned then.

Hi all, thanks for the replies.

Our architect has been dealing with the planning side and he seems to think its the planning officer steering the change of design.

I'm more than happy to show compromise and to be perfectly honest one of the options the architect has come up (to compromise) loses a bit of space however does look better and is more fitting to the area.

The remaining issues raised i.e. over development and overlooking, he states, actually sub mount to nothing when you look at the application bearing in mind our plot and position. He's very positive.

There's been no other objections from neighbours, four of which were written to by the Council (we also chatted to all beforehand)

Hopefully some movement next week :)

Might make things a little clearer. Existing followed by what was proposed (as with a previous post we have gone back with an alteration to the dorma (pitched roof) which to be honest is much better looking.

Blue arrow shows objecting neighbours home/garden, red boxed area ours with the black arrow showing where the extension will go (up, over and out into the cut out space)

That being said, they are often PD and you might be able to make an argument that one could be added at the other end of the roof without planning permission? Putting it where you propose could improve the privacy of the objectors in comparison?

This is what the Architect said, so surprised.

Having a dorma under PD on the other side would definitely be more overlooking.

We are going for a pitched roof dorma now because we feel it looks better and shows some compromise. But won't know until next week what planning think.

We are to the left of the first drone pic and top of the second dronepic. Think it explains better and shows what exactly is getting overlooked compared to what is already.

There really wouldn’t be enough space up there without a dormer.

There’s also a third design, with two dormers. A lot smaller. Aesthetically better but still dormers and obviously less space.

I’ll try and upload later.

We revised and lost the dormer. It was a last minute bolt on anyway. I'm sure we could revisit under PD for our existing loft if we wanted.

BUT ....... we got our approval :)
