Plastering a room - costs?

Hi Guys,

Need to get a bedroom skimmed and properly plastered and wanted a vague idea what kind of quotes I should be expecting so I dont get shafted.

Its basically 3m(w) x 3.5m(d) x 2.5m(h) and need all 4 walls and the ceiling (ergh artex) done properly.

Any ideas roughly the cost? Ill probably get the wallpaper removed myself but there might be a few extra things to do (replacing skirting boards etc). I presume as Im in the south its gonna be more expensive :p

Also what things should they be doing - Im not a DIY person so dont know the in and outs of getting a good quality job other than its smooth :p

Plastering normally will cost a fair bit. Our lounge was quoted at £140 just for the ceiling and that was mates rates. A 3x3m room's ceiling was £70.

I have found that to remove artex yourself try:

1). Wallpaper steamer if it is the paint type stuff. It will scrape off.
2). Nitromors stripper for the stuff hard as concrete.

DON'T SAND IT as it may contain asbestos right up to the late 1990's!

I removed artex using both methods. Then bung on some Polycell smooth over and sand smooth (power sander but not a belt one). Job done and a pile saved (lots actually) :-)

Yes you will get covered in the stuff so goggle and a mask are needed.

Every bloke should be able to do a bit of DIY
 
Just had my downstairs hallway, right up the stairs and the upstairs hallway + all the ceilings for £320. We have very high ceiling as well, i cant touch them when i reach up and im over 6 foot.


Plastering is not expensive if you shop around. It only took a day and is a very good job (Two blokes). Although one person quoted up £900 for the lot...

They go over any artex, by scrapping it off and skimming, also they will put in any edges that need to be done.

you could say around £5 a bag..maybe 6ish bags needed...£30-40 for plaster you could say and around £120 labour a day, 2 days should easily see it done probs 1 & a half so id say anywhere between £270-300ish for the room to be done good.

Well Ive had one quote over the phone of say £140 a day + materials (which he worked out to be 5-6bags @ £5) for 2 days work...

So that sounds bang on - will be around tomorrow to give me a confirmed quote...

We had wildly varying quotes for our kitchen (including ceiling) which was a litle bit smaller than yours.

Guy one £550
Guy two £350 plus materials
Guy three £250
Guy four £150 but not doing all the wall just the bottom half where it had been tiled.

Shop around, lots. I think £300 is reasonable for a room of that size.

Plastering (along with gas fitting) is the only DIY job I pay someone to do - because I've tried it a few times and the results were always grim.

Yeh, this is a good price. Like i said mine cost me £320.

You really need to get a lot of people aorund to quote.

A room like the OP shouldnt cost more that £100-150 for a quick days work.
 
If i was you i would rip off all the skirting boards if you are renewing them, and also maybe door frame if thats being renewed, and fittings.

otherwise leave door frame if its staying :)
 
We ended up paying £10 per square metre to get our lounge, stairs and upstairs hallway skimmer. Whole lot came to £600 (and the lounge is fairly massive, plus the wall on the stairway goes up two stories).

edit: this is the midlands, down south you'll probably be looking at doubling that.

Just had 2 quotes back and amazed at the difference in cost - thought Id see what you lot think...

One has quoted me £270 to do it in the day including materials while the other quoted £450 to take 2.5days to do it (he works on a daily rate ;)). The first Ive found via trustatrader.com while the other was a recommendation from a family friend...

Any ideas considering the dimensions of my room how long it would take to do a good job? 2.5days seems excessive and to me something like 1-1.5days seems plausible...

Ive asked the normal questions regards PVA usage, 2 layers of skim and grinding the artex before skimming the ceiling - anything Ive missed?
