poor building repair advice

Just a cowboy. Name and shame on the local FB group and see if any roofer steps in to save you. The roofer will always argue he did what he quoted for and it's sods law that didn't get the right outcome for you. A more reputable roofer (lols like they exist) may have had another go.

Start the ad something like this - "Can somebody recommend a good roofer to find and repair the source of leak around my chimney? Please don't recommend Slim Pickens* as he has tried, failed and doesn't respond to communication anymore."

*Insert name of real cowboy roofer.

I feel your pain as I've had a similar experience and they just don't give a ****.

My neighbour had a leaking chimney and he had a few people in to fix it but never did.-Flashing -repointing -spray bricks with water repelant etc.
I looked up at it and noticed he had a chimney cap on top like this one https://www.burtonroofing.co.uk/roo...dbank-170mm-flue-ventilator-red-rf051087.html

When it rained and especially in a strong wind the water ran off top -down sides of the cap and down into the chimney pot. I said go up there and take it off -put some mastic around rim of pot and put cap back on -Perfect -no problems since.

I had a work mate who had bumping sounds when it was windy -took him years to find it and it was the cap with a uneven base rocking. Some times it is a simple fault but a pig to find.

the girlfriend tried calling the roofer again this morning, got no answer and left a message.
he sent a text shortly after saying hes in a poor phone signal area and he will call Wednesday morning.
one can but hope.
 
can you take a better picture of how the lead was left internally, looks like leadax or something, could be wrong but really you shouldnt be seeing lead internally. Is the roof using breathable membrane or is it the older sarking felt. If its the latter then that causes heaps of condensation problems.
 
to my surprise the builder turned up today. he went up and took some more pics. our pots are flush with the top of the chimney, theres a layer of cement on top of the brickwork. there are some cracks in this cement that he claims were not so bad when he did the flashing last year, and also theres a gap between one of the two pots and the mortar. he thinks the water is getting in here.
has told us he will come out and cover the pots with slate, as the chimney is not in use, and repair the mortar.
he will carry the work out free of charge too. he justs wants the weather to be a bit warmer for the cement work- today it was freezing- so hopefully next week.
so fingers crossed :)

the term the builder used for the lead is the "tray". i think its breathable membrane under the tiles. its black coloured material, looks like thick plastic sheet.

This is good he's being honest/thorough - my builder last year was in more of a hurry and laid quite a lot of bricks in 2° weather, and a few have popped off the mortar.
 
Hindsight n all that but credit card for unknowns imho (s75)

We paid for supply and fitting of shutters and ended up getting the whole lot refunded via s75 claim.
The supplier/fitter (one and the same) made a right hash and after trying to get quotes for rectification everyone said they would just started from scratch!
