Potential home buyer has requested a second viewing without the homeowner present, reasonable?

I'd view a house differently if the homeowner was present and always prefer them not to be there if possible.

It's kind of a big decision so you should do what ever the buyer wants imo.

Why would you view it differently if the buyer was present, it's still the same bricks and mortar? I really don't agree you should do what ever the buyer wants either as the process is never as simple as view, offer, accept, exchange there is always negotiation these days and you don't want to appear to be a walkover!

We are in the lucky position that if we sold our house there would a be a queue of people down the street and half a dozen offers of asking price or more on the first weekend, it's how the market in the area works so we wouldn't have to entertain slightly odd buyer requests for us to not be in our own home as plenty of other people would be happy to buy anyway!

Seems odd to me that people would. Ive only ever been to viewings where the owner is present and I just take a notepad and write down anything that I think may be an issue. I listen to the owner but make a note of any areas they overlook, this may be because they dont think its important or they may be trying to hide something but then ask to have a look around myself and make further notes. If I like the property then I would go back for a second viewing with my notes and get to the bottom of any potential issues etc.

this sounds like a good way of doing things tbh. i never took a notepad and notes but just memorised the most important facets and then decided within 15 mins whether or not it was worth a second viewing.

I'd agree with this, I knew in most cases as soon as I walked through the door if it was worth looking round (I always did anyway just in case) it made no difference who was showing me round we always had the guided tour followed by time to wander and I always found a tour from the owner gleaned much more useful information. Then walking round on our own we would discuss things nose into cupboards etc. I wouldn't **** a house of to the agent or owner just wait for them to leave the room.

I only use a notepad as my memory is crap and as I was viewing the properties from an investment point of view I was always a bit more clinical with things and had the key areas already listed.

I have recently bought myself my current house, and I asked for a re-viewing 3 times before I bought it.
In truth, I kind of fell in love with it before I even saw it, but hey ho.

Always the way, I know as soon as I walked into our house that it was the one and it was clearly meant to be as it is the only house we ever offered on, it went to sealed bids and we got the house despite not being the highest bidders. The old Lady who owned it before and her family wanted it to go to a young couple and be a family home not for it to go to a developer looking to cash in which played well for us!

Ours has a massive extention on it, that houses a garage and the computer room, and downstairs toilet, it was then extended further with another floor above these, and that has given my eldest son 2 rooms for his bedroom, one is his bedroom, the other is his very own console room, much like my PC room, but he is 19 and so it will no doubt be more of a pron room than games.
It also allowed 3 rooms to then be converted into the master bedroom ( Bedroom, Drerssing Room, Ensuite ) and its well sweet and has ridiculous amounts of room.

The snag is, that I wanted the garage purely because I was planning on buying myself a new trike and I was looking at the Harley TriGlide, but the Garage hasbeen converted into a utility room.

Now, the Garage door etc, is all still there and it will take a day tops to get it back into a garage, but what my wife and I have agreed on, is that we keep it as a utility room, and I can put my Music gear, inclusing my drum kit etc all in there as well as have the computer room... This is cool for me, because in my last house, I converted the loft into a computer room, and I also had to extend the house just to house my PCs... This gives me as much room as I had.

The back garden is massive, and so I will build a garage at the end of the garden in a couple of years LOL Fatty for the win!
