Potential upgrade question

Hi,
I currently have the below spec computer, which I built myself a fair few years ago. I'm wanting to get back into pc gaming, as I lost the way and went into consoles more than anything.

Just wondering which components may need an urgent upgrade, to play games such as total war three kingdoms when it is due out.

GPU: GeForce GTX 970
CPU: Intel(R) Core(TM) Quad i5-2500K CPU @ 3.30GHz
PSU 800w
12GB Ram
Windows 10 64 Bit

I'm suspecting the CPU, but if so then what would be a good replacement without going mega expensive?.

• Expected around 45-55 FPS on campaign map and in a 1v1, 21 units vs 21 units battle, default graphics preset set to "High", running at 1920×1080
• Operating System: Windows 10 64 Bit

• RAM: 8GB
• Video Card: GTX 970 | R9 Fury X 4GB VRAM

PC 60 FPS+ Specifications

• Expect 60 FPS+ on campaign map and in a 1v1, 21 units vs 21 units battle, default graphics preset set to "Ultra", running at 1920×1080
• Operating System: Windows 10 64 Bit
• Processor: Intel Core Intel i7-8700K
• RAM: 8GB
• Video Card: NVIDIA GeForce GTX 1080 | NVIDIA GeForce RTX 2060

Gunning higher resolution then going to need to set up GPU and CPU . CPU if more units or mods etc
