Seem to be getting more popular.

We are due to complete a new build on Friday and are considering.

From looking at a few sites they check things I would even think off.

Roofing
Insulations depths
Heat loss around windows and doors with thermal cameras
Cameras under floorboards etc

Prices seem to vary a lot though. I've seen £500 up to £2000. Some include return visits near warranty deadlines etc tho.


Anyone used one or in the same boat of considering?
 
Best thing to do is just not buy a new build! I bought one a while back and I'll never buy another again!
 
Some house builders are a lot better than others. Quite a few, especially the big national ones are awful though. It may be a pain to get the customer cares organised but surely you would want to chase up the house builder to do the snags? Your letting them get off with poor quality work and they paying someone else to sort it for you.

No chance. In my experience house builder quality checks are vague, wooly or non-existent. There is a whole industry sprung up for fixing new build issues.
Or did you mean getting the House builder to fix the issues raised by snagging checks? If so I am totally in support of that!

After 2 years of battling our house builder we got a professional company in to do a report. It was very useful for getting issues escalated and dealt with.

Yeah there are several new build developments around town here and the reports are very varied - the two sites one side of town the reports are atrocious while one the other side of town so far everyone I know who has moved in there have been really happy. You can kind of tell from just driving past though the quality difference and designs are quite evident.

I own a new build and I wouldn't get one again, it's too much of a dice roll, and there's always a feeling that the house isn't particularly solid / well built.
 
Oh and don't worry about warranty deadlines either.
If you've reported issues (and can prove it -> keep every conversation in phone with an email followup to confirm), then you simply fall back on that "I told you about xyz in Jun 2019". Their poor record keeping ain't your problem.
 
I'm wondering how far they investigate and what their professional indemnity covers?

It is good though, I've done a snag for someone on a new build. TBH I got bored after an hour. I can see how it would take a day plus half a day to write up.

A snagger is all good and well, but trying to get the builder to rectify the issues is a different matter.

Really it should be a case of there being an industry standard on the quality of work and accredited snaggers should inspect each house awarding it a certificate when it meets the standard and only then should the buyer complete on the purchase, or there be something written in the contract the builder has 6 months to rectify it after completion or face a penalty.

But nothing like that would ever happen because the new build sector is as shady as can be.
 
The NHBC tolerances for what is allowed are very generous on the side of the builders too, and the NHBC is also funded (at least in part I think) by the builders, so they can't be truly impartial when it comes to how the warranties they offer help you.

The whole new build industry needs a shakeup, and an ombudsman service that actually works would be a good place to begin.

Most newbuilds are awful quality, zero front gardens (in fact the front of the house is usually 1ft away from the road) and small rear gardens which are overlooked.

My friend is in a persimmon homes and you can literally wobble the walls.

We're on the look out for a new home. We saw one which caught our eye, built by a small independant builders, architect design award blah blah, looked great. Went to see it, and it's built in someone elses garden!! Such a shame as the house is amazing.

I noticed that with the new builds around here - the better build quality ones - some have zero garden space and the rest is like 10 foot by 5 foot of grass boxed in by high walls really quite dismal.
 
I bought a David Wilson Home ~3.5 years ago, found 2 A4 pages of snags on my own. Probably a page of which never got sorted (balancing new build purchase with wedding planning was a bad idea in hindsight)

Now for some reason buying another new build - this time from Morris homes, seems better ironically than the DWH but seriously contemplating getting a professional snagging company in. Completing late April for me. Yes you don't get much garden with new builds but house layouts are so much better than more traditional homes.
