Well the 138k Mortgage has been accepted meaning I have 11k to spend on repairs and other stuff. I've lived there 3 years already, sharing the mortgage with another guy, buying him out so this should be fun :)

Its a 3 bedroom flat, large front room and Kitchen.

I will be undertaking these jobs.

New floor in every room
New Bathroom suite
90% of the walls replastered
Painting all walls
Tiling the Kitchen and Bathroom
Hanging 5 new doors
Changing Every light fixing
New 6 hob cooker
New sofa
New Fridge
Changing Cabinet doors in Kitchen
Possible adding some Network points about

I've missed loads out because this is a massive job - the flat is a mess, I plan to turn it into a palace.

The labour is very cheap so that’s good.

Anyway, this is just going to be a project diary, I will add some pictures when I get home tomorrow so you can see the mess its in.

Does anyone have any simple design idea sites?

Its going to be good fun. I'm lucky that a couple of my friends are builders and quite willing to work there free time for mates rates so it should be quite cheap. I really can't wait for completion.

As in floor coverings or do you need to replace the boards/joists?

The first house my parents bought together had dry rot (known about). My dad went about replacing the entire ground storey joists and floor boards on evenings/weekends while they were living in the house!

Doing up your own house is such a rewarding feeling. You'll have a blast :)

It has wooden floorboards at the moment. The idea at first was to sand and varnish them to bring them back to new. The problem is though they are so old there are large gaps between them, a lot of them are bent and so on. I was thinking about just getting some new wooden floorboards and shoving them over the top. We have very high celings so its not as if I'll be shrinking the room. Obviously it will be a fair bit of work making sure it lays nicely.

Yeah good luck.

I am trying to put it a whole new kitchen into a freshly plastered room, while at the same time trying to plumb in a new central heating system.

Don't understimate things, always hidden costs and trip ups in the way. Depending on how much work you are undertaking.

Just use Cat5e, its the easiest and as for interference you wont get must with the Cat5e as its a twisted cable which limits the interference, plus you can get either shielded or unshielded.

Are you going under the floor boards? I would, must easier and less mess, plus if you put more than 4 in i would go for a small 8port switch or even 16 port depending on your needs, with a switch, if you do this i would go through a router anyway due to the fact that you have more security over the network and can see more of the network traffic.

Plus, if you get the router, you can set up wireless to the uberest pro settings possible, just like i have and not have an issue ever, ive had mine running wireless for the 3rd month running, not an issue with my laptop so far. While your running on wires you'll see that the wireless is always connected without an issue.

Good luck though, i cant wait until i get my 1st flat, ill have some servers up and running and start getting them rented out!! :p

Good luck though, looking forward to the pics!

Forget the luxuries for now; the order that I would work is:-

1) Structure: roof, walls, floors and window frames etc. (essential)
2) Wiring and plumbing. (essential)
3) Flooring and plastering. (pretty important)
4) Any arty-farty, refinements and decorating. (not essential)
5) All the TV, Hi Fi, Computer stuff you love.
Good luck; get your priorities right and you'll have a place that will increase in value and always be sellable; get it wrong and it goes **** up at sale time.
