Couldn't of been easier or less stress if I'd tried.

Upfront, or you can defer it but use their conveyancer who are Premier Property lawyers who I know are decent.

Premier Property Lawyers are **** and I would not touch them with someone else's.

Every matter I've ever had with them acting on the other side has gone one for weeks if not months longer than necessary.
 
I do wonder why people dont take there own pictures, google sketch for a floor plan and stick it on right-move/zoopla etc yourself.

Because most people don't have the ability or equipment (wide angle lens) to do it. What may seem an easy task for you isn't for the majority.
 
You don't have to with some of them. You'll have to pay someone regardless as agents have to pay to list plus overheads admins fees etc. Some start as low as £400 I think. You'd struggle to go much lower.

I used to work for ING Direct who were completely customer service obsessed and we used them. Never saw an issue personally and they have been great for me so far. They have a team just for Purple Bricks.

Your still paying them, to take crap pictures etc.

You are paying them to take the pictures, write the advert, put it up on all the websites, including their own, being able to use their online portal for bookings, feedback and offers and they will also negotiate for you, which is what we opted for in the end. Our agent is very experienced and as they are self-employed, with a decent commission structure, he has worked very well for us.

I have emailed him at half nine at night and he has responded within minutes. They have sold 4 houses down our road this year already and one of my neighbours has since been round to get the low down and will be selling though them as well.

I did the viewings which I prefer and they have done more than a normal agent would have done. Last time I moved I had to sack one off for a total failure to do their job. Have not felt that at all with PB.
 
From what I see from these online estate agents is that it's true you can save money selling your property. However they seem to prefer you to use their solicitors which charge a huge lot more than a local solicitor. Some like Tepilo, for example, insist on if if you use the "buy now pay later" option.
 
I was expecting to use PB when we last moved, but in the end went with a local agent as we got the usual 1.25% reduced to 0.8% (I've not paid more than 1% on our last 3 moves).

It wasn't a high value home either, I think the agents saw how well we had prepared the house (even creating info sheets for viewers) and were prepared to reduce their margin. In practice their rates are impacted by the time wasters, people over pricing their properties etc which PB aren't affected by due to the upfront and viewing fees.

The agents handled several full days of viewings and although I still think they were fairly well paid, it wasn't bad value compared to PB for that house at least.
 
Sounds like a pretty good experience from the perspectives of both the buyer and the seller. Would consider maybe using something like this in the future having read this thread.
