Renovating a five-bed

I agree, but listing it at £55k less than a 4 bed:eek:, either the other one is seriously over priced, or this one needs a bit of work, decorating, rewire,etc, & estate agent is being over cautious with valuation.

IF I had the money, I buy it today, a bit of work, & be making a serious profit, needs about 6-8 weeks to turn it around.

That's only an asking price though, the 4 beds could be up for £1 million more than this place - it doesn't mean they are going for that money, does it.
 
Job 1 should be the re-wire. No point doing anything else until that is sorted as it will create a fair bit of mess, even if done carefully. Plus I think it will add value to the house, or at the least make it much more attractive to buyers.

Yes that's the first job, have always have thought having a old house rewired adds valve, it's gives the buyer that reassurance, that's it's safe & a job that won't need doing again for 30 years or so.
It's just one less thing for a buyer to haggle a discount for.
 
I know it's probably too much work/money but that layout is aching for the kitchen/breakfast room to be extended across the whole back of the property. You could have a massive kitchen/day room with bi-folds, velux etc. Very popular conversion at the moment.
