Renting a flat in Manchester

After months of looking I finally have a proper job. By proper I mean a job that should go somewhere and help my career!
I'm currently in Liverpool living at home with my parents, have been since I graduated from uni in July. I've been doing some freelance web development/design since graduating and that's got me by whilst finding a full-time position.
Long story short, I've been offered a job in Manchester that's right next the Printworks (M4 postcode area) so I'm looking to move. It took me 2 hours to get from my house to the office for 2 interviews so doing that each way, everyday isn't something I can be bothered with!
I've been looking at flats around the Northern Quarter in Manchester and some a bit further East. Just wondering if anyone currently rents a flat in Manchester has any tips for me? I start work on the 19th Jan so I've been looking around online at flats and I'm going to phone estate agents tomorrow to arrange some viewings.
I was either going to live within walking distance of the office, or within 2miles and get the bus in everyday. The flats within walking distance seem to be £500-650 for 1-2 bedroom, modern, maybe a car park space. It seems the standard price.
The only preference I have at the moment is to live within walking distance as a monthly bus pass is £60. There are cheaper flats within 2 miles(£450-500pcm) but a bus pass for my girlfriend and I would make the cost near enough the same as living within the city center and walking distance of everything.

Is there much movement in the rental prices with the current economic situation? Does anyone have any recommendations for flats or areas to avoid?

Thanks for any help as I've been going through loads of flats and need to arrange viewings but I can only go to Manchester once so need to get everything lined up for a full days set of viewings.

I currently live in the Tempus building across from Victoria station, takes me 8 minutes from my door to work so I save a lot on transport, I was paying £50 a month previously. And travelling on a bus in rush hour traffic was over an hour each way.

I pay £540 on my own for rent, I think I can get this down on renewal to around £520 but for close to town, there are some nice 2 bedrooms here in Tempus for around £650 - £700.

When I went for the interviews, walking from Victoria station to work was under 5minutes so near there would be great!

Is £500+ the normal rate for city centre in manchester then ?
 
Yeah £500 - £650 minimum to be honest, it get's slightly cheaper across Deansgate into Salford, but it's still not too far away, take a look at the Edge building as well.

ALso there are a lot of new Apartments which are struggling to find buyers/people to rent them, they started building a year or so ago when the market was in much better shape, so now they're desperate to rent them. That is just up Cheetham Hill Road, only 5 minutes from Victoria again, and a few of them come with parking spaces, which if you don't need you can rent out to other people.
 
Remember, the Northern Quarter gets lively on a weekend, lots of bars and some clubs. Make sure you don't get a flat right above a noisy club (unless you like that sort of thing).
 
Yeah I preferably need 1 car park space which one estate agent said 1 bedroom flats dont come with but I thought she was talking a load of.

I'll be out at sankeys most weekends so noise shouldn't bother me too much!
 
There's more to this getting a falt on your own malarky than I thought! Council tax ain't cheap in manchester city centre!
Until my girlfriend moves in with me, hopefully 2 months tops, I'll be spending what I earn on rent/tax/bills/food without going out or any purchases for myself!

OP: for where you're working your best compromise is either going to be just outside the ring road, ancoats or the green quarter, or the bits of salford within the ring road

Really? :D damn! it's a small world :) I actually like this building, been here for nearly a year now.

You in the actual tower or the sorting office?
 
in the tower, 10th floor. i love it, looking at buying a house soon though so will be leaving the centre

as for collyhurst it's not great, not too bad, similar to most of the areas right around the centre, they're generally the poorest areas, but now the stupid rate of development in the city centre has pushed out to them a bit
 
if it's the ones i'm thinking of then it's B but i'm not certain, if i go that way on my way to the viewing tomorrow i'll check it out if no one's replied
 
rental demand is strong, but there is room for negotiation because there are a LOT of rental properties in manchester and most are buy to lets, if they dont have a tenant then the mortgage isn't getting paid. you can normally bargain down by suggesting a longer term, 12 months instead of 6, 18 instead of 12

we got a fair amount a month knocked off by saying we'd stay for 12 months, then the letting agent signed us up for 6, we win all round :)
 
If its where B is then Ill definitely go take a look at them as its a walk into town. I initially thought they were A which would mean a bus pass each for myself and the lady, at £120/month on that it wouldn't be working out cheaper than just living in the center!

Ideally I only want to be tied down for 6months to anywhere incase anything happens job wise, even though I have just got it and I wouldn't like to be tied down anywhere that turns out to be not the best of places! Worth a haggle as always though :)
