Just a theoretical question, if someone cannot stump up the rent and you are letting to a friend, what powers do you have to get them removed from the property?

Would it be harder than it would be for a letting agency to remove people?

A Tenancy Agreement OUGHT to be drawn up before the sublet/let begins, no matter the circumstance.

You do not have many rights as a landlord without such an agreement.
 
depends how long they have been paying. who they have been paying to - sub letting? etc etc. anyway, it takes at least a period that is equal to their rental pay frequency afaik, and in case of someone with a lease/contract, you have to go to court first.

if they only have a license, just give notice.

The regulations on renting and letting changed significantly not that long ago.

You could end up in a lot of issues by doing in direct and not through a third party. I know when I looked at this before I felt that the only sensible option for me would be to do it through an agency.

Depends on how much time you have and how strong your knowledge is in this area.
 
According to the government non-payment of rent is not necessarily grounds for eviction regardless of the contract. So even if it went all the way to court there is no guarentee they would be evicted.

You have the same power as a letting agency would provided a legal contract was drawn up and signed before you handed over the keys.
