Hi all, so back in November I had the roofers in to repair my leaking roof around the chimney, but after a decent downpour about a month later I've got water running down the chimney breast. They came out again and he said he sealed a couple of gaps in the flashing but after more rain it's still leaking. They were suppsoed to come round over the weekend but didn't show up so it looks like I'll be having to call them again.
Ok so If they either don't come back or come back and still fail to fix the leak what can I do apart from take more BS from them. If they continually fail to fix the roof am I within my rights to request my money back ?

Cheers

I've taken pictures and sent it to them. I don't feel confident they will be able to sort it TBH which is poor show for roofers.

Did they remove the old flashing, rake out the pointing, bed in new flashing, lip it under tiles with soakers if needed, repoint etc?

What did they actually do?

Roofers at the moment seem to be able to pick and choose jobs so you've paid and he's not interested in coming back.
As for the work, what was he meant to do and has he done it? Unusual that new flashing would leak unless he's done something badly wrong or there's a other problem. If he's just slapped it on and called it a day then as fastwunz alluded to he has missed some stuff.
What was the full list of work and what did it cost? That might give an idea of what he has/hasn't done.

We have exactly the same issue with a leak round the chimney. Had same roofing guys round twice to sort it. Seems better now but still not 100%

I've kind of given up for now, too much going on. Only got charged for the first call out and it was only £100. Will probably get someone else out for a fresh view of the problem.

INVOICE AND RECEIPT We hereby submit our invoice for work carried out at the above address, resulting from our roof survey.• To remove section of tiles from around the chimney stack • To remove the existing battens • To supply and fit new breathable roofing membrane around the chimney stack • To remove the felt from underneath the lead from rear of stack • To supply and fit new breathable roofing membrane over the lead • To fit existing tiles back onto battens and fit existing lead flashing around chimney stack • To remove section of tiles and battens from other side of main roof• To supply and fit section of breathable roofing membrane and fit existing battens and tiles back in place • All waste removed • All work guaranteed £600+VAT£120£720 inc VAT

The flashing looks ok to me so I dont think thats the problem.

I rang them today and they said they would get to us when they can as thay are very busy, I kind of get the feeling it will get forgotten about unless I keep on at them so I think I will be writing them a letter with photo's included and tell them they have 1 month to sort it before I take steps to recover the money.

This is BEFORE they done the work

After they done the work, so there is some improvement but just improving it isn't good enough espacially when you've paid £600 + vat.

That's rough. Bodge job not a repair (well clearly not a repair cause it's still leaking).

That small gap surely wouldn't cause water to pour down the chimney, leak a little maybe, not pour?

From that picture it looks like actual holes in the bottom section of lead?! (black bit on the right by the bird ****)
Also looks like that bottom section of lead is overlapped/broken? I can see a faint line just past the tile?

Roofs are great aren't they?

I've had roofers out about 6 times since moving into this house, thousands of pounds and about 4 leaks finally fixed but one area still getting seepage during heavy rain. Used to be like your chimney, but water pouring down the wall and cavity into a electric socket channel...dangerous, so at least that's no longer the case. Seeing water damage on ceilings/walls though and not being able to re-decorate as the root-cause isn't solved is just irritating at best and stressful at worst at this point.

Just keep on at them. My guys have unfortunately failed to do things properly the firs time around (time is money, so corners get cut) but fortunately, persistence and evidence got them back on site for a day to do things properly after their business owner came out to inspect the bodge effort (he was not impressed and very apologetic). The tricky thing is, when it's dry it's not really clear how the water is getting in so it just ends up being an ongoing faff of guesswork almost. :(

Hopefully you get it sorted.

The vertical lead flashing does not look to have been removed or replaced
and looking at the water stains on the wood it LOOKS like the water is getting over the top of the back gutter lead>that back gutter is very shallow so needs to be higher up the roof imho

The water pooling theory could be true as its only when the rain is heavy( ish ) that water leaks in.

Top of the lead the pointing is missing and looks like there's holes in the lead where it's black

Water will run down the brickwork and down back of lead where pointing is missing

Yes it could be that but as I've paid roofers to sort the problem out they can fix it, they are roofer FFS they should be able to deal with a chimney.
