Selling house - Anyone used we buy any house etc

Logically these services have to be bad value because houses are not an easy commodity to shift so they need to cover their overheads, cover their risk (especially in a falling market) and make a profit. Even an 'ethical' company that wasn't trying to rip people off would still be bad value. In order to avoid having too much stock on their books they need to move things on quickly themselves, so for example they may sell on to BTL investors who will not be paying top dollar either. So their model will be like, buy for 20% under market value and sell quickly for 10% under market value.

In a way it is a bit like house builders that offer part exchange, they don't want used housing stock on their books either but the difference is they don't rely on it for profit, more a way to secure buyers. When we part exchanged our house, it was sold to a BTL investor a couple of weeks later for £15k less than they gave us.

re we buy any house - Bloke I used to work with left as he got a job with a similar company doing this sort of thing. Only stayed a couple of months before he left, he told me some of the sh1thouse underhand tactics they used to use to vulnerable normally elderly people meant he couldn't sleep at night. Like the lowering an already low offer the day of the sale, turning up at the house of every half lead and pestering them to accept the offer that sort of thing. Dirty business.

My dad tried these (or a similar company) for a flat he was getting desperate to sell. I warned him not to after researching them.

Their trick is to actually offer a reasonable amount and at the last minute low ball you - as they know you are most likely in a chain or needing the cash to fund another property etc. Luckily he didn't need the cash and so told them to poke off - but scummy company and scummy tactics - avoid unless you are happy to take significantly less than the property is worth.


Spot on, once they smell desperation they hook you, then once you have spent the money in your head kick you in the groin with an even lower offer "because of stuff".
