Just go for a used cheap Z77 board?
So I have noticed since I started looking to rebuild from scratch lol, the price of Ram is just nuts at the minute, I can afford the new build, but I begrudge the Ram prices, so I may take your advice in the meantime and just continue to look, I am not without a pc at the minute, so I am lucky to have time on my side.A 2nd hand z77 board even though its more expensive than its retail value would still be cheaper than buying a new mobo/cpu/ram combo (unless you really want to) especially with the current RAM prices being so high.

He'll have to be 100% sure it's been flashed to the latest BIOS so his 3570k will worth otherwise he'll be screwed.Look for a secondhand z68 instead? Very little difference between them and z77.
Older boards should be decent if the caps look fine and the VRM's haven't been hammered with heat.You got to wonder how much more life is left in a 2nd hand z77 / z68 ,

I Say just go for a KABY LAKE Z270 or Coffee Lake Z370 Motherboard with a Kit of DDR4 & CPU 7600K KABY OR 8600K Coffee Lake,
or
AMD Route Motherboard with Ryzen 1700 8 core CPU or 1600 6 Core
