Sitting tenant

Small update to this: Trying to find somewhere to move to is proving to be a complete nightmare, not to mention very costly.

I'm always 2 steps behind and whenever I enquire about a place I am bottom of the list to be called back about it. Some folks must have the luxury of being online all day clicking refresh on all the websites every 5 minutes, by the time I get home from work it's too late.

I've already put the car up for sale because I can't afford somewhere with enough parking for 2 vehicles plus I'll need the money for the move anyway. I've honestly started questioning the point of getting out of bed every morning, I thought you're supposed to go forward in life as you age, not go bloody backwards.

Can you find out if the new landlord is willing to let you rent as is for the same cash?

They may not want to up your rent, could be nice people who are happy to have a good tenant in place who always pays and looks after the place?

That's assuming whoever buys it doesn't want to live in it?

The other thing I want to avoid is 20 people a day coming round and viewing it when I'm not here, can't say as I'm too keen on that idea, are there any rules about stuff like that?
 
It's Saturday. Jump up and head out to an agency and talk to them in person. Ask them to put you on a list and give them what you're looking for. Tell them you're an excellent tenant, get references from your current landlord, show them pics of how immaculate your place is after 6 years if need be. I know your current landlord is cool and it's cash in hand, but chances are you'll have to go back into the system. There are landlords out there who are nervous about renting out their investment because of potential problem tenants. You're their actual wet dream.

You'll be alright. It's not easy sadly and these are particularly trying times.

Why would he be selling with a sitting tenant if so? Would section 21 you if so I think.

You have to reasonably allow visits, but some rule on notice I think, at least a day or so?

You can almost guarantee any new Landlord will want to out the rent up. Mine did, by 20% first chance they got. £525 to £650.
 
Yep don’t be purposefully difficult about viewings - it’s not your home so behave like an adult and thank your landlord for 6 years of cheap rent and not increasing it by allowing them to sell their own property without making things unnecessarily difficult for them. Sounds like they have been very kind to you.

I appreciate you haven’t said you will do otherwise but the amount of people who enter the rental market and then behave dreadfully because of their ‘rights’ is appalling.

No I’m not a landlord and yes I used to rent and frankly I played by all the rules, paid my rent, and worked as hard as I could to get out of there and into my own place eventually. It’s hard but it can be done.

You have the right to uninterrupted use, and they only have the right to access whilst you live there for a reasonable inspection and for emergency purposes. By law.
Bear that in mind.

Years ago we had the same, we were renting and our landlord decided to sell up. After having his whole estate valued he picked ours, it was we were told the easiest to sell because of how it was kept.
The letting place owner told us the bit I put at the top, and he said they (selling agency, his only did lets) will try to tell you are bringing people round all the time, be firm, give them windows of acceptable time, so say these 2 nights a week between 6-8 we are happy for you to show people round as an example, which I did, iirc tuesday and thursday.
I still remember it now, a phone call around lunchtime, oh hi, we are bringing someone round this afternoon, will you be in or out, no worries we have been given a key.
I said well you better cancel, I already told you when you can come, and if you do so outside that time I will call the police. They went quiet and eventually said ok.
They didn't turn up, I went home to make sure.
They arrived on the first window I had given them, was next day iirc, and the house sold almost immediately. So we were fine, iirc we had two viewings and one of them bought it.

Our ex landlord was really happy with us, he actually sent us a case of wine for how we left the property.

TLDR the agency will likely be pushy, be firm and reasonable on when you accept viewings, they need to suit you, not them.
