sky window how big?

If that was on my extension it would be right in the sight line of the first floor rear windows, not sure I'd like to be looking at that all day from the little office that's used one of the windows. Does look impressive though.

I think it looks pretty good too the prices range from about £1500 to £2200 - so it is within the budget happy days!

not really, do you have and architect/technician/plan drawer that has designed and detailed your project?

yes got the plans from the architect
also got some designs from the engineer
damn they make good money very easily!

also got a party wall agreement in place
line of junction so I will be able to build a new party wall partly on neighbours side
damn that was a lot of work!

almost ready to go now

why didn't you consider the rooflight when you had all the people able to advise best involved? They should have specified the lantern to ensure all the structural requirements and insulation required were dealt with rather than leaving you to your own devices on a computer forum!
Adding it after all the drawings are done leaves you open to costs - the builder will have to reprice the roof with the additional trimming of joists and upstands required etc, more plastering, changes to electrics etc etc

As you need a party wall agreement presumably you are building on the boundary - have you considered neighbours upstairs windows if you go with a lantern type? i.e. can they see in from upstairs windows?

I think you've misunderstood me...

Everything has been planned for the lantern from day 1, from the builder to the architect to the engineer. We based it on a 1.5m x 2m window - I was already tooled with the knowledge despite my original update! :)

I created the thread to see what others have done and the three window situation sort of tempted me.

Yes I have considered the neighbor being able to see in from angles.
little I can do about this though.

I guess no thread from a OP WITHOUT a final picture is useless

in the end I went for a big 2.5m x 1.5m window that looks something like this.........
