As title, just accepted an offer on a house, and the buyer has come back asking for the kitchen appliances that are still there.
These are all nearly new, and I told the EA that I would take £XXX for them (fridge/freezer/washing machine) which she has passed on to the buyer.
The buyer has come back saying they sort of expected them for nothing.
Now, as this is the first house I have sold, am I being tight in asking for cash for the appliances, or is the buyer being a bit cheeky?
Half of me is thinking I should just let them have them, the other half is sightly annoyed because I accepted their offer which was a bit under asking and now I think they are just trying it on.

Appliances, non-fitted, don't typically come with the house.

In the particulars, I offered our cooker and some racks etc, as well as curtains and things, for extra consideration. They paid for the cooker, left the rest.

You're under no obligation to let them have the appliances. You've set a price, they can take or leave.

Do you need the appliances for your new place?

You're not being cheeky, but it is often negotiated. Tell them you would need to buy replacements but are happy to accept a reasonable offer for them.

Are they integrated appliances?
I would expect those left behind as they are part of the kitchen, if they are not integrated i would not expect them.

I can see both sides of this - potentially having a house sale fall through for £100 seems silly, but on the flip side they're taking the ****.

You have filled out a form to say what you are leaving behind (we've just done ours and stated Washing Machine, Dishwasher and Cooker as they are 8yrs old).

The Estate Agent should disclose all this to them when they ask.

Are you making money on the sale? Its a few less items to move anyway and you can get shiny new ones delivered.
If I wanted less hassle, I would leave them.

If they are 1st time buyers, these items can be expensive when you have a whole house to furnish so I can kind of see why they are asking

Stand-alone appliances are always done separately in my book. Quite apart from that, £100 is an absolute steal - I wouldn't have gone anywhere near that low myself (dependent on condition, of course). Hell, my dishwasher was £400 alone when we bought that, so they stand to save a lot in comparison to buying new stuff ...

£100 for fridge, freezer and washing machine!? You should be asking for more if they're practically new and they should be snapping your arm off.

We have just had the opposite as a buyer we wanted the house clearing, and they wanted to sell some things, washing machine and fridge mostly but some garden furniture as well.

Its a straight forward financial deal so if you want money for them, thats that. Only the fitted cooker and hob are included with ours, but thats shown on the form. We have told them to clear everything else and if anything is left they will get a bill for removal.
On the form everyone fills in it states its to be left clean and tidy as well.

Integrated stay.
Stand alone are purchased on the purchase sheet, or taken with the seller, unless It was agreed as part of the offer.

When I've bought, I have made my offers subject to 'as is, fixtures, fitting and anything inside the house included', if they didn't they are certainly trying it on.

you're under no obligation to leave them and its quite the norm to negotiate on free standing appliances. Just set your price and if you don't get what you want then the worst case is you take them out the place when you move.

I doubt very much that you would loose a sale on the house because you're not giving them the appliances.

Our scumbag EA tried the same line with us when we said we wanted £350 for the range cooker - I told them its fine, we'll take it with us and the new owners can go buy a new one then.....they paid us £350 and we left it there.

sell them to them.

when you go through the sale you will get a form with what your including with the sale. you can put a price for the items you'd sell to them.

we included our washing machine and fridge freezer with our sale as part of the deal (they weren't great anyways) but if they are nearly new then deffo put a price on them

Yeh you wouldn't loose the sale of the house over that
