Spec me a PSU please

cmndr andi was kind enough to suggest a psu but I am wondering if there is a modular psu I could use instead?

with that being said please spec me a psu for my needs!

No price limit as such, but need to keep the price reasonable as the mrs and I are signing for our first house tomorrow so I'm trying to slip this purchase under the radar first!
