Splitting a large bathroom to make third bedroom

Well proportioned 2-bed properties are far more desirable than 3-beds with horrible cramped bathrooms and a useless box room.

I would go with the save your money and out it towards a move option.

If you can get the loft done for anything like that amount (and I would be amazed if you could) that's the way to go

That bathroom is smaller than my shed, no way it would work being split into bathroom and bedroom

There are two questions you need to ask yourself here:

1. How much more (if any) does a house with this split in your area go for than one without?

2. How much do you value the extra bedroom? Do you have a baby on the way for example or a pressing need for a home office?

The fact others in the area have done it tells you it is a. possible and b. desirable to at least some. Only you can know if it makes sense for you to do it.

Thanks for all of the replies. I think we have pretty much shelved the idea of splitting the bathroom now!

We'd love to get the loft converted but the going rate around here is £36k at the lowest - we haven't had any cheaper quotes than that. If we could get someone to come around and do it for cheaper we'd snap their hands off as it is by far and away the best option.

In terms of our situation we are going to be having a second kid in the nearish future - nothing on the way yet but eventually. And if nothing else an office space would be useful.

I think our only option (if we can't justify the loft conversion), is to split bedroom two. It would make the best use of the space and had a builder over today to quote on it.

Splitting bedrooms to make tiny bedrooms isn't really an option either... windowless bedrooms aren't bedrooms and no one wants them - if you really need extra space then you need to create extra space, splitting rooms is still the same amount of space!
Don't spend money making your property worst, get onto rightmove and look for something suitable for less than £36k difference

We'd be splitting the bedroom to have a small bedroom and small bathroom (Roughly 4m squared each 2.3m x 1.7m) . The current bathroom would be converted to be a double bedroom.

a bedroom that's not far off the size of a bed?! that's going to be awful tbh - the expense of moving all your plumbing around and building walls to devalue your house isn't a sound investment
