I would just tell them you want to go onto a rolling tenancy. I can't find all the details but the terms are better for tenants. Also go to your landlord and complain. Assuming you have a good relationship with them. If you don't then obviously be wary. The wonderful life of renting in this country
NB: We rented through an agent for 5yrs. Had a really good relationship with the landlords and ended up changing to rent directly with them. Cut out the middle-man and everyone is happy. No fees for either party. As long as they put your deposit in a scheme you're pretty well protected.

Very few will be in situations where they benefit from guaranteeing their current rental property for the next 12 months, simply let the rental become a periodic tenancy.
You need to give one month's notice to leave, landlord needs to give you two months notice.

In the 7 years I rented, the first few years there was never a renewal fee, then suddenly they asked for £60 and when questioned why they suddenly wanted money to electronically sign a pdf said I should have paid every year and to consider myself lucky!
I managed to ignore them for probably 3 years without paying it but I do remember the last year we renewed they hounded both myself and my partner as well as the landlord who was phoning us up moaning about whether or we intended to stay or not so paid that year.
Things like that really make me hope I never have to rent again! Not because of the landlord as he was ok, just snotty agents.

We had to pay about £140 for a "new contract", this is supposed to be paid every year. We've ignored it and are in a rolling contract, suits us. The fees estate agents charge people who are renting are obscene. Funny thing is, our landlord never pays any fees because I asked him a while back. He's a decent bloke but he's making a killing off of us. Can't wait to get on the property ladder next year!!
