The nervous wait to exchange....

That's the bit I'm worried about, it is all perfectly livable but the loft particularly doesn't confirm to the current regs. Fire doors etc.

I suspect will prob be a deal breaker as will be a pain to sell.

If you are serious about it is get it checked out.

Immediate things are as you say fore regulations, you'll need fire/smoke detectors that are connected no doubt.

Our old gaff needed lots doing

When was the extension done?

I think people would accept if it's >10 years and still in a decent state then i wouldn't worry much about sign offs. If it's only recent then obviously could be an issue.
 
Our solicitors still not had the 'contract pack' back from the other party, the estate agent has said that this has been sent multiple times so I don't really know who is to blame in all honesty. Trying to chase every day but does seem to be falling on deaf ears.

Sadly the other party can't provide me with the contract pack so I can manually upload to the conveyancing portal on my end or this would have been done weeks ago! (unless the other party is lieing about actually completing it of course!)

Sadly it seems the seller is not in as much of a rush as we are to get this done so seems quite relaxed about it.

I don't think you can physically sell without it being signed off? Or at least it would need to be written somewhere that you are culpable for the sign off after purchasing?

I'm sure i've read in here that indemnities have been taken out for such cases. I don't think they could stop people selling just for not having a bit of paper.

Probably that then, not sure i'd want to buy without knowing exactly what needs doing mind :D

Its sad tbh...But yes, phone, email, try not to get stressed.

As soon as they want something from you they will soon get hold of you. It feels like you can bust a nut rushing about trying to get forms done etc. etc. (first time buyer, so loads of forms) only to then have to wait for them to take weeks to get back to you, or sometimes not at all even with a thank you.

Start with your expectation REALLY low, it can only get better :p

I will keep pushing it, I am sure they are sick of me complaining but to be fair its a service I am paying for and I am not currently getting one!

I had a big falling out with the "progressor". This was a role promised to do all of chasing. In actual fact she was a total chocolate teapot and essentially my only interaction with her was a lie about the drain survey coming back fine when it hadn't actually happened...

I have just spoken to a 'case handler' thus far, hopefully I don't get palmed off to someone else. Interesting about the survey, how do you know it didn't happen, should I check those surveys and so forth actually happen myself? FTB so any tips welcome!

Basically the drains were blocked when the surveyor went out, we asked them to get them unblock, the "progressor" called and said good job they're all done - I asked for evidence... she said, well, I've been told... we then took it into our own hands and paid someone to go out and boroscope them. They were still blocked.

Some moron in the same company inferred the drains had collapsed from the fact they were blocked too. He recommended I pull out immediately lol.

Peter principle in full swing I think :p

Edit: Moral of the story... do it yourself or get a receipt.

I see, good to know!

I have a second viewing booked for this weekend that my dad is going to, hes a property developer so is going to give it a secondary once over anyway before our actual homebuyers survey. Hopefully might be able to gauge the sellers position also a bit more, I know they have had an offer accepted on another property.

Both loft and extension were done in 2016 so pretty recent.

Raised with solicitor and seems they hadn't noticed... Time to go through everything with a fine tooth comb. Seems if you want it done rightz do it yourself...
 
When you say ‘offer’ was it just well below expectation or because people were not in a position to proceed?
About 8% below asking. You are not 'allowed' to view houses these days if you are not ready to proceed.
Anyway 2 further offers later and we have agreed.
 
Not a wait to exchange, but a wait to see if any mortgage lender will touch me at the moment...Working 80% of my week at full pay, 20% furlough, which actually stranslates into 96% of my normal wage. But with the word 'FURLOUGH' on my last 2 payslips, apparently nearly all mortgage lenders have just changed their policies to deny anyone with even a hint of furlough pay, as they're deemed a high risk...

Did my research, found some mortgage lenders who accepted furlough pay, had it confirmed by a broker, got DiPs etc. 2 weeks later, offer on a lovely place accepted that met all our needs (been looking for months with no luck), for all my DiP offers and broker to say sorry, deal's off, won't progress this to a full application. Rug truly pulled from under my feet, feels rather harsh. Literally still being paid 96% of my wage...

Nervous wait to see what my second broker finds tomorrow but he's not optimistic.
