The nervous wait to exchange....

Max £4000 deposit in a year and you can only claim 12 months after your first deposit. Never mind.

Probably explains why the solicitor and mortgage advisor didn't say anything :D

You can't only claim the gov bonus, you can use the money (and accumulated normal tax or whatever it's called, interest i guess) before the one year.

True, but you can't transfer everything into it in a oner anymore, that was a short term thing iirc.

After lots of to-ing and fro-ing with our solicitor I think we're picking up pace again. We have one final plot plan to sign, they've (finally) requested funds from our LISAs and they're now going for ATE from Help To Buy. Fingers crossed I'll actually be in the house within a month! I did manage to sneak onto the plot last weekend - some silly builder mistakenly left a gap on the fencing that was just the right size for me to fit through... I'm very excited, kitchen was in, looking tidy, garden feels bigger than I thought it was going to be. Good times! :D

Well thats good news.

Just make sure everything is correct! We had to get ours in and redo the bathroom as the wrong tiles got used :D Thankfully before we moved in.

At least they've asked you to sign your plans, we just got an email with 10 attachments and they said 'go through and sign', but never stipulated what actually needed signing...Then after a month of BEING here they asked if we had signed the plot plans (where there are no physical signature boxes)
 
Yeah that is the one saving grace of these solicitors, they've been reasonably thorough when it came to the documents and signing; even if they are near-impossible to get reasonable communication from them :D

The whole thing has been *touch wood* relatively easy going and stress free to be honest, though the lack of communication and transparency over progress has caused a bit of anxiety at times. I just want in now. Day 1: bbq setup and shortly followed by finally unpacking the pizza oven and getting that setup :D

Every week. Yes, I'm aware the sellers want to move by the end of June. But so does every other ****** in this country involved in a chain. I really don't know what he expects me to do so my replies have gotten shorter and dryer each week.

One request for an update each week is far from unreasonable, there should be some movement week on week especially now we're 4 weeks away from the deadline, and if there isn't that's a red flag that somebody in the chain isn't pulling their finger out....
 
Moving from htb to Lisa is a no brainer unless that year gap is an issue.

I did it immediately. But knew I had probably a year.

So much better.

Had a chain of 3 with this purchase
I was a FTB
House bought was middle.
The sellers were moving to an empty property.

This was before this boom and the sellers solicitors were garbage.
Slow, would drag their heels, make up excuses.

With chains of 7, this environment, I'm amazed anything gets done.
This area needs reform. It's incredibly stressful and can be life changing (OK maybe not majorly but it isn't trivial).

I feel for anyone going through it now!
 
Well i'm SUPER HAPPY to report we have now exchanged (yesterday)!! After a one day delay because the seller's solicitor did not have a signed copy of the contract? :confused: lol We are confirmed to complete on 21st June. I'm still slightly apprehensive that it's quite close to the end of June in case anything goes wrong. But by all accounts completion date is absolutely locked in even when you're in a chain (we aren't), and the only thing that the sellers could do is back out entirely. In which case we wouldn't be caring about the stamp duty anyway! And they'd have to pay our costs. We picked that date because we didn't want too much of an overlap with the end of our rental contract. We really didn't want to be paying rent and a mortgage, plus 2x council tax for too long. But we have 3 weeks of overlap that took us to a round finish on our tenancy so that seemed fair enough. So, phew! And eek! That makes it exactly 4 weeks to exchange from when we took on our replacement solicitor. Well done her!

Yeah. By all accounts other contracts it's very normal for sellers to move into rented so this type of nonsense doesn't happen?

I completed today, solicitor has been great thankfully and the main delay was waiting on the search results from the local authority. We're chain free and the vendor is buying a new build so I think I've been lucky in the grand scheme of things. I don't think my nerves would have survived a chain.
 
Aaaand we failed at the last hurdle for completion today. So much drama, emergency calls to banks, running into the solicitors office with last minute paperwork (help to buy ISA account closing statement that our sols never told us they needed...), a very angry seller who also now isn't moving today, etc etc. All hinged on the sellers new property (new build) developers solicitors chipping off early today and not processing the final funds transfer. It's literally sat in their account and they've just not bothered to check and confirm to allow completion. Bloody nightmare.
 
We've also exchanged today! Our seller doesn't know we literally lost our original buyer due to cladding certification downgrading bull**** and had to find a cash buyer that we accepted the offer from almost exactly 4 weeks ago today (at a £40k loss :mad:) but the whole chain is exhanged! Completion date 16 June, less than 3 weeks away. RIP London flat, long live the small village house :D
 
Completed yesterday as well, came out of no where after loads of issue this week. To say we are surprised is an understatement. Completion 11th June, will believe it when it happens!

What happens now then? My understanding is that people are liable for a lot of costs if completion doesn't happen when specified. As I mentioned above I'm slightly wary of something happening with ours considering its scheduled for 21st June! (No chain though)

I think that's true in most situations, however we never officialy exchanged contracts and even up until the day made clear to the vendor that due to missing paperwork (the bank's fault) we might not complete on the day. It was a far from practical situation and I don't think either of our sols had experienced the exact scenario we were in. Although the seller is now claiming they had no knowledge of the potential postponement, it's down to the solicitors to prove or dispute this. I don't think it will come to any financial impact (on us at least) if we complete on Tuesday instead. Just a PITA!

COVID etc. and don't fancy doing 'shopping' (being the young spritely single-jabbers that we are), we kinda need to get to some showrooms to view dining tables and sofas soon. Bearing in mind the wait for some of them to get delivered! :( I've just accepted I'll be sitting on the floor for the first few months :o
 
Yeah IKEA mattress on the floor and plastic garden furniture in the living room job for me too, delivery times on everything is 10-14 weeks!

You're perfectly safe to honour and about, just wear a mask and be sensible :)

If someone gets in your bubble just step back and stand there, they soon get the point.
