The nervous wait to exchange....

Congratulations @byeo .

Update on our story. We moved yesterday and had the first night in the house. You may remember a long time ago we were asking about the proximity (50m from the end of the road) to a fairly main B road (shops, cafes etc down the way but 20mph). Yeah, turns out neither of us are used to that. What a dreadful night's sleep! It may have been the emergency fish and chips at 9pm sitting heavily but sheesh, at one point my girlfriend was somewhat seriously thinking about going back to the flat! Ok people, tell me we haven't made a grave error, lol...

To be fair, I don't sleep well and often sleep in another room. That option has gone as we don't have a second bed here, and the second bedroom is a study. That'll be the case until we have the third bedroom added in the loft. So maybe it was just stress/anxiety and knowing I can't go into the other room etc. But we can certainly hear cars going past ... :(

Hmn! Not looking for answers, just sharing!

Edit: Also once we've converted the loft that will be our bedroom. Not sure if that will help but at least we'll have a rear aspect.

House is 50m from a B road and you have trouble sleeping? I would say you'll definitely get used to it. I grew up on a farm and moved into a flat literally overlooking the A4 at one point, and I don't remember any issues sleeping. Maybe the first night was a bit tricky but I would remember if it was an ongoing issue, I wouldn't worry.

@Scam we live just off a busy road, mainly lorries in the evening heading to a distribution centre. I sleep soundly regardless of anything but the loft bedroom is considerably quieter than the front facing first floor one.

We're sold for 1 month now and nothing we want is available. We've looked round 5 potential houses now and they've all been dogs compared to ours despite costing ~£300k more. So I can relate to the current lack of supply causing difficulties in finding onward purchases.

Our buyers are starting to get a bit fidgety.

I'm hoping that things start falling through that missed stamp duty. Wonder if we can get a bit gazumpy.

At least one of my local estate agents would not even allow property viewings unless an offer was in place on mine.

My conveyancing team are being useless, needing to be chased every step of the way, Friday's call was again to chase why the draft contracts had not been sent to the buyers solicitor to which they again tried to claim that my estate agents had yet to send them the correct memorandum of sale which I had already chased and confirmed was not the case on the 22nd June, getting really annoyed with it now and if my buyer pulls out due to the ridiculous delays there will be hell to pay.

I know I haven't seen a single house id look at in Stratford upon avon come up in 3 months that I'd look at (fortunately I've just bought /moved end of march but still have the odd Rightmove notification)

It's been like that since the start of the year.

Sellers see the price of houses and see whats on the market then decide to not put it to market. It's a vicious circle and it's not going to stop until sellers and estate agents stop asking for stupid prices.
 
Finally exchanged today with completion scheduled for 6 August.

After the mess I posted about earlier in this thread it's refreshing and pleasing that this has gone through with little to no hassle.

On reflection I've overpaid by £10-£15k but it is still cheaper than the property which fell through.
 
Completed in October and land registry still hasn't been updated... Was a transfer of part though but 9 months later and still showing as registered to old owner's.. lol

50m is a lot better than less than 10m. I lived on a Main Road through our village, in the end, after 13 years it got to me after lockdown and we moved in April to a very quiet location near the woods of the village. You do get used to the sounds so i think you'll be ok given its over 50m away and 20 mph (30mph for our old house).

Well I have to say (not to jinx it) but I've been sleeping very well since that first night actually. I think now it's more getting used to the faint swoosh of cars in the background. But you can only really hear that in the front facing rooms. We'll be replacing the front lounge bay windows as they're seized and not double glazed so that should stop the (currently faint) noise when sitting in there. Plus we'll get shutters in all front facing rooms which I understand helps to deaden noise. For the front bedroom we'll also get curtains which will doubly help. Then of course we'll probably move to the loft once done anyway. Oh MD the front door is cheap as chips so a new one will hopefully help. So I think it's all fine... I think coming from a super quiet road (road backed into a park and was 3 blocks from the nearest main road) to this, it's a bit of a culture shock all round. We walk out our front door into a bit more hustle and bustle, rather than aforementioned park and quiet side streets. But we knew that would be the case, and the reality is we're not millionaires so we'd have zero hope of contemplating buying anything there, or nearby!
 
Slightly OT but related to the last few posts.

We viewed a place last weekend that was almost perfect if it wasn’t for the road noise. Just over an acre in a secluded woodland setting, with a stream down one boundary flowing into a river on another boundary. Direct access to Forestry woodland for walks and lots of scope to really make it our own.

But… on the other side of the river is a busy A road with a constant hum of traffic. It wasn’t so bad inside the house, I’m sure you would get used to it pretty quickly, but I couldn’t shake the notion that any time spent outside would be ruined by the noise. What’s the point of being hidden away in the woods if you always have that in the background? It doesn’t help that our current place is so quiet, we’re a bit spoiled.

I keep coming back to it but just can’t get over the noise, which is a real shame.

I had something similar in the house we just moved into but it was the birds in the morning. The dawn chorus was waking me up at 4:30 - 5am for about a week or so. Now I'm sleeping all through it, you soon get used to any background noise.
 
I've lived 20 or 30 meters from the main Portsmouth - Waterloo train line for 24 years and I generally only notice it when they physically shake the house or if they stop running, if there was ever an adjustment period I can't remember it so must have been short.
 
Hello :)

We put out house on the market two weeks ago. It sold within 2 days to a cash buyer for more than asking price. We then went to see a house 2 days later and our offer was accepted. So all in all not bad for 4 days work.

We're in the initial process of selling and buying. Using the same solicitors for both the sale and the purchase so hopefully that will help. We've already received the contract from the buyers solicitor so all good so far.

annoyingly though was getting all the paperwork together. It has surprised me just how little the previous owner sent us in terms of paper work. I only found out today who installed the windows in the house which was done a year before we moved in. We'd receieved no FENSA certificate for it, or any guarantee paper work either but then this was our first house and none the wiser at the time. Couple of quick calls sorted it though.

We've been told to expect a moving date some 10 - 12 weeks away so that puts us into late spetember/early october which menas no more 40 mile round trips to do school runs in the next school year :)
