The nervous wait to exchange....

These bank statement requests are doing my nut in. One of my accounts, the statements (online) only seem available in 6 month intervals - I'm being asked for the latest 6 months up to present day, but it won't be released till May based on the past ones. Can banks produce early statements if you ask? I'm going to ask in-person tomorrow, just asking here in case someone knows the quick answer.

Yes. I did the same but phoned them. Got what i wanted then.

The site we were hoping for seems to be a lot further off than the end of the year :(
we've switched over to one of the other sites as they had a buyer drop out

Quite possibly the most money I'm ever gonna spend on one thing :/

They’re super annoying. I’ve supplied months worth as we’re going through the process. I used Monzo for years to save money into a pot before moving it over to hsbc and keeping it there ready for deposit etc. They’re asking for things like Monzo banking app screenshots etc displaying pot summaries etc. Statements are much more detailed and I can provide literally years if they care but a screenshot is what they wanted next. Weird. Hopefully that is as I can’t see much extra that I can provide at this stage haha!

Offered 817500 on a property valued at 760k. Vendor went with a slightly lower offer because they're chain free.

Not sure what the point in proceeding with the house search is if being chain free trumps actual dollars.

If the vendor is interested in an easier and potentially quicker sale, then absolutely chain free can trump price.

When we bought our house we weren't the highest bidder, but we were chain free which the vendor valued more than a few extra k.

Yeah I fully understand. Just frustrating as that means I'll not only have to spend the extra dollar (to rent somewhere) but I'll have to have the hassle of moving twice.

Something people we’re buying from have mentioned is that they’re willing to move to rental. Different situation in their case. We’re chain free they’re moving 4 hours up so renting and looking in local area is probably preferable. But chainfree is a big bargaining chip
 
For mortgages, is there a good calculator that i can use to work out the cost of interest vs capital repayments over a term?

My fixed rate is up in July and i'm looking to move onto a tracker because we're looking to move to Spain at some point in 2024 and don't want to be tied into an early repayment charge incase we move before July 2024. I've spoken to Mojo mortgages who've sent over a few with/without a fee. The one with the lowest monthly includes a fee, but i think that's because it's apportioning the £999 fee over the remaining 19 years whereas i'd effectively be paying it over 24 months at most. That works out at ~£40 a month just for the fee.

I'm thinking that i'm likely better with a no fee package that may be more expensive but would be paying off more capital each month.

Obviously over 24 months, even £40 is fairly negligible in the grand scheme of things, but it still feels worth considering. Just struggling to get my head around calculations due to interest being paid accrued daily and my head not working right this morning!

Yea we got pipped a few times by chain-free buyers, even though we were about to be chain-free ourselves, and that was even offering 20k+ over asking price of around 220-230k.

We're still waiting for even a hint of exchange and completion on our house purchase. The vendor's solicitors are taking an age to get a deed of variation on a ground charge (property is freehold though). Everything is hinging on that at the moment. Been living with my partner's parents for over 5 months now.
 
waiting for valuation on the property from mortgage now, hoping it sits in the right bracket otherwise I'll have to re-negotiate or pull money out of somewhere to increase deposit.

problem with the market in my area is that we need to offer 5-10% + over asking to even have a chance to secure. Current offer was 8% over asking.

got a mortgage offer of 1.99% for 3 years fixed, seems affordable to us with a 10% max repayment so we're probably going to be overpaying once we settle in.
