The nervous wait to exchange....

In the process of waiting for mine to say searches have been done.
I email them every few days to ask for an update because ofcourse they are not willing to update paying clients on what is happening with one of the biggest purchases of there lives without chasing them to do it.

My sellers where ready to move last week but the buyer had to drop out last second due to a miscarage (sad news) and money issues, the house they bought is empty ready for them to move into but they have to wait.

Constantly having to chase the solicitor is very common indeed, unfortunately.

The last one I was dealing with was Premier Property Lawyers through Strike (that property fell through due to a BAD leak in the bathroom rotting the floor that the seller tried to hide) Had a fancy online portal where I could see all documents/paperwork and which parts where complete and they kept me updated.
Only didn't go with them as I got it "cheap" as I went through Strike directly as the seller was doing it also to make life easier so I got some discounts that made it worth the extra cost.
This time I did it myself with a well known solicitor that is a 10min walk away so I could take paperwork directly to the office instead of posting and the estate agent is just around the corner making the process "easy" for me.

Still think its awful they are allowed to force people to chase them due to no communication.

But if there is nothing to update you on what is the point in updating you on......nothing?
 
Had some update after querying with them

"I have also received the return of our drainage search. This suggests that there is an abandoned
sewer running through the boundaries of the property. Please see plan attached.
This will have needed to have been addressed by the Developer and would have usually been
“grubbed out” or capped. I will endeavour to establish how this was dealt with.
However the Search also indicates that it is recommended that investigations are made into the
drainage arrangements of the property as the owner may be liable for repairs to this.

I will make further enquiries on this point also as this is not the usual response we receive"

Its a "newish" build from 2018 and on the plan provided in the email there is an abandoned sewer under every single property on the development. I'm assuming this doesn't cause any issues?

New to the thread, Just had the estate agent round to take photos, measure up and sign the paperwork, hitting the market next week.
It’s been much back and forth during Covid deciding to go/stay etc but we’ve decided to sell. Seen something we like but all waiting on this to sell now.

im still no further forward with my purchase.

had my mortgage offer through on the 23rd september

last update was the 15th december saying the main deed was still being completed. Quote " I think they put properties on the market without even thinking about the paperwork side of things!!"

was told that the purchase should all be completed by march though. starting to worry a little now to be honest.

its a new build which is sat empty so should be straightforward. :(

March!!! Yikes....6 months is a very long time.

I know that some people have gone longer. Crazy to be honest.

That sucks my sister's had an offer accepted 9th September and moved in on 29th December. Solicitors can be so different in approach.

6 months is pretty much the norm these days unfortunately :(

We pulled out of a purchase after hitting 6 months for all sorts of reasons. Soon after started another purchase which took 6 months to complete. Bit of a joke really.
 
I am trying to sell my flat at the moment so my girlfriend and I can exchange on a new build property we have reserved that will be ready in the summer this year. It has been an incredibly frustrating process so far.

My flat originally 'sold' over asking following 3 viewings in summer 2022. The prospective buyer who offered the most was a close relative of the owner of one of the other flats who we understood to be a cash buyer following divorce so we had little reason to be concerned. We were in a position to exchange shortly before Christmas only for the buyer to withdraw with no reason given.

My flat then went on the market again and one viewing took place a couple of days before Christmas. I understood the prospective buyer was the daughter of a local business owner who works for the family firm and who loved the flat and its location. I understood that the finance/mortgage would be arranged by the parents. They made an initial low ball offer before agreeing to the asking price between Christmas and new year. However, they withdrew yesterday morning saying that the timing wasn't right.

So far the housebuilder has been patient with us, but I'm concerned that they will cancel our reservation.

Buying my flat 6 years ago as a first time buyer was pretty easy. Because of the condition the flat was in I felt like I had no competition and could negotiate hard. I also wasn't too concerned about timescales as I was in rented accommodation with only a months notice. However, selling is proving to be a right pain!

I've never sold a property but I would imagine years ago it was a easier process, but nowadays with mortage rates, cost of living and the way the market is that is much much harder now.
The builders are a concern as they will only hold the reservation for so long before getting another buyer in, have you contacted them about it query?

I'm in the process of buying myself, all the searches have been done just waiting on the lender and solicitor to talk. Chasing them every week for an update even if its nothing.
My offer was accepted on 28th Novemeber so just over a month in.

I'm in the process of buying myself, all the searches have been done just waiting on the lender and solicitor to talk. Chasing them every week for an update even if its nothing.
My offer was accepted on 28th Novemeber so just over a month in.

Solicitors can be s right pain. They need constant reminding and pushing.

Yes, the housbuilder has asked to be kept up to date so I have been doing so along with my estate agent. It will be a real kick in the teeth if our purchase of the new build falls through, as we were able to secure a good mortgage rate and our affordability would be less with the higher rates and needing to pay stamp duty that the housebuilder was willing to pay as an incentive.
