The nervous wait to exchange....

To limit viewing times per week rather than show as available all the time. He suggested it helps weed out time wasters as anyone genuinely interested will make them selves available at those times.

I'm not sure that's true. The obvious counter example is people who are moving area, who typically need to attend on particular days but are also highly motivated to buy.

Yeah, i guess there's likely exceptions. Although these people would likely aim for weekends which we'd have as an option.

I think his main concern was that since our house is fairly unusual, it'd likely attract a lot of people who just wanted a nosey around.

Going only from my own experience - that's not true. Both when I've looked for myself, and when I've helped friends out, we've gone on a weekday. Why? Because there's always been at least one house we're interested in that doesn't do weekend viewings.
 
Cheers, will maybe try and see how things go. Maybe even in the description can add other viewing times may be available. That way it might encourage people to use the available slots, but people unable to do so can request outside of that.

Luckily their platform includes loads of metrics so can track things
 
Well, well, well, well, well, well, well. Finally got to the bottom of my drama. I have it on very good authority it's in fact the agent that's been pulling the strings in wanting a different surveyor, not the sellers.

Couple of options. Proceed with different surveyor but now suspect some rather worrying and shady tactics from the agent. Or perhaps request something to formalise it's the sellers with this request?

Ignore it then, and use the one you want.

The agent likely gets a kick-back from their preferred surveyor. Honestly, in my opinion, if an estate agent recommends it then that's usually a good reason to use anyone else. The amount of shady crap they used to get up to is something to behold. The old trick used to be to get customers to use their preferred financial advisor who would then tell the estate agent how much money you actually had so they could up the selling price.

A given we're not going with anything they suggest, I'm quite confident they have been outright lying to us about this situation.

I've had to proofread the advert as there were some incorrect information and spelling mistakes
Got the photos - They're not brilliant. They were taken using a tripod, but the problem is the tripod was ~1m tall, so furnite gets in the way. I'd have thought anyone with half a brain would've taken it around chest height as it really doesn't show the room. We've got the main agent guy coming back tonight to do some more. So hopefully can get some that are reasonable.

And we're live!


Pretty impressed with Strike overall, ignoring the picture issues above. I spoke to the agent, he came out yesterday to take more to ensure we were happy, then went away and uploaded them within 30 minutes so we could get the advert up and running.

The Booking process seems nice and easy too and have already got one booked in :) Although my wife messed up the availability calendar and managed to block out the times we wanted to advertise and made us available all the other times!
 
Waiting for exchange was the most stressful time of our lives. Child birth and becoming a parent was a walk in the park to compare.

We made an offer on the house in July 2021, plan was to exchange and move in by November 2021, but everything kept getting delayed. It took so long, we were giving up hope and we've gone through some major life changes during the process!

We were first time buyers, deposit ready to go, all documents, mortgage offer, etc in order.

Our sellers had a lot of delays on their side and were difficult to work with. Couldn't provide us with any documents related to the house despite being asked numerous times, like electrical safety check or any documentations related to work done like moving boiler to the loft, new windows etc (we know why now, most work was done by a friend of a friend). They had to changed their solicitors few months into process as well, so had to start everything again.

November has come and gone, I found a new job which I was due to start January 2022. My wife was due to give birth to our 2nd child in April 2022. On top of that we had to move out from our rental by end of January 2022, because our landlord was forced to move back in. After Xmas, my wife and I, our first kid and a cat, had to move in to a single room at my mother-in-law house away from where we were buying. We thought it would be just for few weeks, we ended up living in that room for 5 months.

By April 2022, our mortgage offer had about two weeks left before it would expire - we wouldn't be able to get the same deal we had and probably wouldn't be able to buy the house after. Our solicitors called us at 4PM one Thursday evening asking if we can exchange the next day. We had to get deposit to them the same day and get all of the paperwork we had signed delivered to them. Banks were closing at 5PM, so they really didn't leave us enough time. Sending my deposit was ok, but my wife's bank decided to block access to her account because they thought there was some fraudulent transactions going on. We had to go to the bank 10 minutes before it closed to do the transaction with them to get deposit over to our solicitors.

The next morning I got up at 7AM to rush to solicitors with all the paperwork, and then by later afternoon we were told exchange went through, and we got the keys week after.

I am getting stressed just thinking about that time

Yeah, it's a crazy process. I'm glad we're not in a chain, so if it takes 3 months or 6 months it doesn't really affect us. At least other than the desire to be over in Spain. Not looking forward to the whole thing though.

mortgages have gone utterly bonkers :(

hours prices don't seem to have moved much, but not really attracting thw asking+ silly money any more from the few people I've spoken too.

with recent events suggesting everyone's monthly income is effectively gonna drop not really a good time to look at what's possibly the biggest expense of your life.


with how lucky I got with our mortgage I wonder why I've not won the lottery yet!

Ive found the same. Most listings on zoop& RM are still valuing at what they were during the peak. Estate agent basically chalked off last 2 years of growth on my valuation (10-15%). Add on the 5% interest rates and not many houses in budget are worth the move. It's alright taking a haircut on the sell but if no one else is dropping values accordingly you'd just be selling low buy high. Ive seen the odd reasonably priced listing but no doubt they'll actually get sold quickly.

Just waiting for my sale to go through, am also looking at selling where we live and moving on, actively looking at the moment.

As for interest rates, to be honest I've seen worse rates in the past and there's ten year fixed rates for less than 5% which I think is acceptable.
 
One viewing so far, and no response/feedback from them which is a bit annoying. She seemed keen on the visit and even took my phone number to book a second viewing, but then nothing since. Seems a bit rude, it's all online so you'd think they'd at least message to say they'd changed their mind.

My wife had an idea to get in touch with the local paper, as they often post articles on unusual properties. A great idea of hers and they sum it up far nicer than i ever could :p
