We had our an eye on 2 properties, one sold a couple of days before ours did and the other we put a reasonable offer (20k more than someone had just offered) in on has been rejected. We've upped the offer but at our max at what we would like to pay.
I don't get it really in the sense the house has been on the market for around 8 months, they don't even live in it as they have another house. It's a dated house so would need a bit of money to bring it to a decent standard. Next door to it sold in October 2022 for 20k less and was modernised, floor layout the same apart from this is detached and next doors is semi attached. This one is almost attached to it just a gap of like 10inches maybe between the two.

Hey ho what will be will be, they'll either accept our offer or they'll sit with it on the market for ages. We'll just keep an eye out for something else, for which there's nothing at the moment it seems!

We offered on something in a very similar position a week or so back, that was rejected. After viewing we had the impression that they weren’t that bothered about selling, perhaps it’s the same for you. You have to draw a line though, you’ve made your best offer and that is that, can’t do anymore, wholly up to the vendor then.

Yep, we've said to the agents to ask if he wants money off or if it's just a deal breaker for him.

The buyer came back and said "if he arranged an asbestos survey and some was found, how much would we be prepared to reduce the price by?"

Both us and estate agent were like "huh, you have the survey done first and then ask that question".

The bit of the report that's spooked him was
It should be considered the textured finishes to the ceilings of the original property given it's age may contain asbestos and we refer you to Section F Risks of this report.

The surveyor didn't test anything, it's just a typical "cover your bum" clause.

(The surveyor also included a clause that they couldn't inspect the roof of the garage, so there might be a beetle infestation!).

zero - asbestos in the ceiling artex and on the floor as insulation are very stable as long as it isn't touched

fwiw, when i bought my home, it cost me £3800 for the asbestos survey and removal
(£600 for the survey, and £3200 for the removal (house ceiling, house floor, garage roof)
paid for the removal as i was doing a whole property refurb so already budgeted for it

I've drilled into the ceilings a few times when fitting new lights, always used a hoover to stop any dust making a mess, and I'm still here :D

Was the asbetos you had removed a different kind?

no. i just didn't want to do diy lol, so paid someone else to do it. :cry:

the company also brought in the specialised asbestos disposal container as part of the quote
total removed was 950 sqft ceiling, 950 sqft floor and a 150sqft garage roof, so was happy to pay for it as well as not needing to get my hands (or lungs) dirty lol

For 30k you could probably invent a time machine and go back to make sure they didn't use asbestos in the house first time :D

Buyer has come back after we said we'd take it off the market, the £30k off has now disappeared, going to get a survey done and then see what the results of that are.

I'd forgotten how hateful this all is!

We looked at a house which might have had the garage roof with it, it didn't put us off as we would have just factored it into costs.

We looked around a house built around 20 years ago, noticed the bathroom floor dropped on one side, then a crack on the wall where the floor started to drop. Noticed downstairs floor was dropping. Insane, i'd be worried about the house falling down. Nice house otherwise haha

We've got a higher mortgage in principal now so less hassle for looking but still nothing we like. Only property we really liked has got to asking price which we have matched but its not worth more so will let the other buyer go higher if they want. Our house is Sold STC and the person buying it is waiting for us to complete his sale so in a good position which may help if the other buyer doesn't increase. We're off to look at a new build on Friday but mixed reviews from those who have purchased, 2 people we know are happy with no issues. Someone who worked on the site (electrician) said some of the joinery is of poor quality as is some brick work so not sure now. Probs swerve.

Some of the stuff on rightmove is a faff where they have 0 floor plans and sometimes not much in the way of pictures of all rooms so have to view the house in person and sometimes takes 2 mins to go yeh not for me. Waste of my time and the sellers.

the buyer probably read this thread and realised he was delulu
sometimes being delulu is not the solulu :cry:

on the other hand...you now know that the buyer is semi-attached to your property, you can just about say no to any other negotiation from their side lol

Exactly, say you've had private offer. See if he bids even higher, some people just need to be thorough a lesson.

There's loads of wear and tear stuff like pointing in specific places, gutters need cleaning, carpets and some radiators need replacing (even though there the same age as others in the house which aren't mentioned), I've said it's all factored in to the price.

I've said to remind him he's not buying a new house!

oh and he also said he wanted proof the garage opened, so I sent him a video :D

oh bloody hell, sounds like a nightmare buyer. the pointing is easily sorted by any competent builder and gutter cleaning is like what...£70? rest of the fixtures and fittings would probably be changed if they move in anyway...so they're being very unreasonable.
if your asking price is reasonable and you're a reasonable seller...would avoid this buyer.
i'm sure he'll try to gazunder as well if the sale progressed lol.

Sounds like a clueless time waster as long as the house is priced appropriatley to comparable ones localy...gutters need cleaning...really?!?!?! lol!

When I bought my place I had to actually replace some guttering at a cost of about £400 - it was mentioned in the survey but I figured it would be a job I could put off for a few years but decided to do it straight away.

It's hard to take someone seriously if the are trying to nickle and dime you over stupid stuff like a gutter that simply needs cleaning out a bit, lol
