The nervous wait to exchange....

My sale is now completed and I handed over keys yesterday. All my stuff is now in storage apart from things I needed or wanted for a few weeks.

We have a date for the new house of 29th of November, though we would prefer the 28th as my girlfriend has agreed 28th with her buyer.
 
Was supposed to exchange on Friday. Planned completion in the next fortnight.

Our buyer was radio silent until the evening, when they said they couldn't complete then as they would be out of the country.... for nearly 2 months.

Randomly they also asked a weird question ....

Saturday evening, email copied to our estate agent sent to their solicitors - they've decided not to buy the property. Citing the answer to the weird question as the reason.

Obviously somewhat bemused. We need a better system than this.

Going to chat to the solicitors and see if anything is salvageable, but will go back on the market regardless now as there is no trust left.

That sucks.. What was the reason, did the buyer decide they could get a better deal elsewhere?

Edit.. If you stay with your own convayencers then they already have all your details.. So. Might be able to carry over some of the cost for the next deal?

My house was meant to complete on the 29th but it's now been delayed until the 6th December, apparently due to the person at the bottom of the chain. Annoyingly, I took a lower price from my agent as when I asked about a chain, he said they'd already sold their house. Getting fed up with it now and just want it gone!
 
We exchanged today and should now be moving on the 2nd of December. We had a delay from the 29th as apparently our sellers couldn't get removals for the day, without spending more money. If I hadn't been busy at work I would have pushed back, but sadly the gf accepted it and moved our removals to the 2nd.

It sure is a stressful process. Just looking forward to getting in now.
 
Fingers crossed, my sale should finally be going through today! I'm going to be so relieved when it's all done and dusted. It'll be a massive weight off of me just in time for Christmas.

I'm arranging my mother's house sale and I honestly had no idea how difficult this was. Been at it now for 6 months. Accepted an offer in July and some how still haven't exchanged.

Mine was a ballache. From people massively low balling and time wasters, it was hard to get a proper offer in. I accepted one at the start of October, so it's taken me two months if it goes through today.
 
Sadly it was too good to be true, as my buyer pulled out just before exchanging about a week ago, citing a fairly spurious reason. They'd apparently been totally happy the previous week, so I suspect something came up or they just had second thoughts, but it would have been nice to have a bit of honesty from them rather than a vague fiction. Oh well! :(

I'll probably lose the house I'm trying to buy now, unless I get an offer pretty soon, so I suspect it will be back to square one in the new year. Such is life :)
 
Par for the course, sadly.
The system seems a bit mad to me. I never thought I'd get this involved in buying and selling a house as there's literally no chance of me ever getting a mortgage so I'm just finding all this out now. One thing that could have seriously sped up the process is if before selling we were told create like a detailed buyers pack upfront instead of having conveyancers still making enquiries this late into the process.

Not without hassle, got all the way to the day, then mortgage company said they would not honour the mortgage offer.

Had to muster up some large loans and family financing.

Picking up keys was a stress, agent had a hard deadline of 5pm and caused major stress and many miles of driving, then had lost keys, so another few journeys to recut.

Get to the property late on Friday night, massive gates and all locked. Key not provided.

Luckily friend is a builder, goes to van and lockup, has to take gates apart, looking like thieves to get into new home. Now the long road of renovations ahead for this big ole money pit.

Yeah this is the other thing that worries me. It's a 3 hour drive to the new property so I just said to mum better to complete on her sale one day then I'll go to the new property sort out the keys the next day rather than trying to move, navigate the M25 beat the traffic and hope that all the payments go through on the same day, plus the suggested date is the last day before their Christmas break

Totally agree, things can get weird real quick sometimes.

My 2nd house went to agent to collect keys after completion. Turned up and agent said sorry, have released the keys to the previous owner.

I was like 'what the hell?' that is now my property.

Went round and the lazy sods where still moving out, damaged some things in their rush.

The odd wife also left her personal diaries of mental health struggles in the kitchen drawer, next to a family members OBE or CBE.

Chap and fam were still there. Now refusing to move out. Fella wanted to fight over it on the front lawn.

Police called and they were removed after proving ownership with solicitors and some mediation.

Yeah I keep having nightmares of turning up to the property only to be left waiting with the removal company and our stuff in tow. I don't even want to know how much that could end up costing.
The one weird thing I'm considering is paying people to help load up a van and I drive it myself.

Wtf? No offence, but was this some council estate type area with some idiot family? You can’t just…refuse to move out once the exchange is done, that time has passed.
