To be fair, I think I'd rather have the first property for £1m any day of the week. That said I don't know the locations of either well but the second property looks hemmed in and the first backs onto a wood/lake - far better IMO.

The décor in the first property is horrific but a few tubs of white paint would get it looking somewhat respectable again. Not sure the master bathroom could be rescued though (or the kitchen).

The fixtures/fittings in the second property don't look to be of particularly high spec - just fine and the garden is a bit rubbish and I can't see any outside storage other than a small shed or a garage, that is a dealbreaker.

I wouldn’t buy either, but it’s interesting what pops up for 1m. The 2nd property is in a very desirable area.

Looking at around £1m for a 4/5 bedroom house with a drive, garage and decent sized garden. Problem is, that costs about £1.2m around here for that with the space we want. There are some that fit the bill but are only ~150sqm and we want something around 180-200. We will probably end up moving about a mile down the road where its a little cheaper. Just need to be aware of schools as our 2 boys are not yet 2 so the jurys out on how bright they are so we need to keep our catchment based state schools options open.

This is also, fingers crossed, going to be our forever home.
 
maybe the renovation cost is already built into price ... seems west facing with that bunch of trees (why don't they clearly show aspect) so like our neighbours chopped light at end of day, only the kitchen cabinets look salvageable;

other one has all that weatherboarding, I always consider that as a maintenance nightmare versus brick.
 
What on Earth did I just see? That must be the most expensive but awful decoration I’ve seen in a very long time. I’d want a £100k re-decoration discount.

we've put in an offer of £695,000. We fully expect this to get knocked back but I don't want to go much more than £700,000.

Was pushed back as expected, gone back with an offer of £705,000. Hopefully I should have a response soon.

Our buyer had their survey back and their question off the back of that was to ask for the certificate for our loft conversion. So hopefully that indicates they are happy with what the rest of the survey said.

Countered our 705 with 710 + they will include some furniture. Not fussed about most of the furniture but may take them up on the sofa and garden stuff. So officially accepted 710.

Aiming for March 1st completion.

We’re in the same boat. We found a house in Bearsted. Decent for the grammar school options, decent sized 4 (250sqm) bed detached house with drive and decent garden for just over £900k. Easy access to the motorway etc.
 
Bought first house in February 2023 with £36k mortgage at 4.49% 5 year fix with £305 as monthly payments over 14 years
Down to £29k by January 2024 (10% overpayments) and redid my payments to £395 over 7 years
Down to £23k January 2025 and redid payments to £528 over 4 years

It's low enough now that I could pay it off with a 4% fee about £900 (interest is like £100 a month) Although I would be left with around £3k in the bank which is too low for comfort although monthly expenses would go from £800-900 to just over the £300 mark.

Come May 2025 that fee drop's to 3%. Planning around August time once it's down to 20k to pay it. Early fee will be £600.
Even just on base pay till then not factoring in bonuses will have 12-13k leftover after paying it. Will do sooner if I have good bonus month's (after fee drops to 3%)

Can't wait to be rid of it, I despise the Idea of debt

Worth getting a level 2 survey? Prices seem steep for what I've read can be pretty hit and miss. Most are coming back £750-900.

House was built in 2001 so isn't that old, hasn't had any extensions and looks in good condition (having another look round on Monday).
 
Personally I wouldn't bother, they'll pick up absolutely everything to cover their arse.
This ^ We paid about 600 for level 2 and had an extensive list of coulds and mights.

The only useful hint was "Might be asbestos in textured ceilings and garage boards" (1960s build). But I'm sure we would have figured it out.

Wrongest comment was that there are holes in the mortar that suggest injected cavity wall insulation. There is only about 2 metres of brick wall at ground level, and it's not cavity wall, so not worth any effort insulating :P

Edit: Don't get me wrong, we appreciated a comprehensive look at the house and a document bringing our attention to lots of things we'd miss. But I felt it didn't offer us any guarantees/safety in the end, so 600 was just the cost of some professional legwork.
