The nervous wait to exchange....

We did get a price for Poole Allcock actually, but went with somebody else.

It finally seems the seller's solicitors have answered all 20+ outstanding questions and our solicitor has got the answers! :eek:

So there is now light in the tunnel but still no talk of dates :mad:

Went to sign our paperwork last night. Solicitor was obviously trying to manage our expectations and was trying to make out completing on the 19th Feb might still go wrong. He reckoned somebody down the chain still wasn't ready.

I rang our EA as they had been much more positive the last time we spoke. They rang back in five minutes to say the bottom of the chain is ready, so I just gave the solicitor my mobile and in the space of that phone call, suddenly seemed to think we might be able to exchange today. Sheesh.
 
We completed on Monday. I went round there on Monday night and didn't realise how much refurbishment is actually required. Thankfully we don't have to move our of our flat until the end of the month, which gives me some time to get my head together!
 
Thats the one thing we are very aware of having had issues in the last house. We don't want to live in a building site for 6 months again.
Our tenancy is up at the end of August and the contracts are with the solicitors for the house we are selling so we have started putting offers in on places we are interested in.

I'm not sure on how stipulating a completion date works but we are aiming for Mid May when we buy to give us plenty of time to renovate.
 
I think I shot myself in the foot the other day as I stated that "this moving business isn't so stressful".

Turns out it is. Exchange was set for last Friday and it never happened due to delays from the chain and not having all funds in place.

then we were continually delayed until today, which is now exchange and completion day.

Had an email from the solicitor that keys will be ready at 2nd today.

My girlfriend has just spoken to the seller's and they said yeah that's great we will move out on Sunday.

I am a bit gobsmacked by this as they are supposed to move out by 2pm on completion day and they are contractually obliged to do sI. No prior arrangements have been made.

What would you do in this situation?

Out of empathy that it has been rushed I understand but the date for completion was never adjusted and as such they should have been ready in my opinion.

Any help appreciated
 
You gotta speak to your solicitor about that I'm afraid. If you've completed the deal then the house is yours and they can't be in there without your permission (legally known as a licence to occupy). IMO your solicitor needs to talk to their solicitor and get him to make that clear to them.

It depends on the sort of person you are. Either enforce it and get them out by the end of play today (5pm) or let them take their time.

I would definitely get access to the property and see what things looks like. If they haven't even started packing yet then its cause for concern.

I managed to catch the solicitors before completion was finalised and they stated that as the sellers are being cretins we should delay completion until Monday to give them some time to move out. I am OK with this as i'd rather not have them in my house in case they break something etc.

I am pretty annoyed as I took the day off today to go get the keys and start doing some odd jobs, now I am left wasting a days holiday plus they were they ones trying to push it through faster.

That's very, very reasonable of you.
 
Got 2 2nd viewings tomorrow and a 1st viewing that I've been trying to see for 4 weeks but the owner has been ill.
Have made a huge mistake and fallen in love with one of the houses. Some work needed to restore it (rather than renovate which is cheaper) but its the only one I would pay the asking price for to secure it. All depends on my missus and the other 2 viewings though.

Rising damp is treatable but can be pricey if its left to long and it may have a case of it in the WC. Also a leaking roof where the extension meets the original house. Would you buy considering these potential issues?

Edit: Offer put forward. Not heard back on the offer we put in on another house last week yet but thats fallen down the pecking order now.

Should finally be exchanging next week, put our original offer in August so it's been a long road, but luckily a small chain (1st time buyer for our place and the people we are buying from are moving into an empty place) so not much to go wrong given we all wanted to move.

Delays seem to be slow solicitors, we're pretty friendly with our buyers now and it's interesting to see the kind of bs our solicitor spins to theirs. I'm sure she didn't start the searches when she said she would. Also we had a lot of delays from the place we are buying from as they were looking for a house for a while.

Far less stressful than our last move in 2006/2007 though, when we had buyers trying to get money off for everything.
 
Seller of house we really like is holding out for asking price. Has a flat roof extension which needs replacing but he won't budge. Its only been on the market 4 days so we've gone back with a 2nd offer of asking and hopefully that'll be that.

It was built in 1905 and looks in good nick for the most part. Needs some TLC and not a developer otherwise more history wiped out. Location isn't ideal but these houses don't come up very often.
 
Got our draft contract for the purchase of our new house through. It has two plans contained in it, one is so dark you can't see the property, the other is of a completely different area! I swear, conveyencing solicitors are completely and utterly useless. Our buyer is pushing us to hurry up and our solicitor keeps making mistakes that delay the process. It doesn't help that I'm about to go abroad with work for a week.
 
Got our draft contract for the purchase of our new house through. It has two plans contained in it, one is so dark you can't see the property, the other is of a completely different area! Well, tomorrow should be completion day for us. Removal men rocked up this morning to start packing and loading so hopefully not too much left to do tomorrow. Then it's killing time until the solicitors give the nod...
 
Finally got the call (which I ended up making myself) to tell us that our asking price offer had been accepted. No idea why it took 3 days to accept what they wanted.
Spent the day looking at decor ideas and putting prices together for the changes we want to make immediately.

Large extension planned and should be accepted once we get to that point. Just some waiting to do now.

We made it in :D Started to get a bit squeeky bum when our solicitor rang about 3pm to say they are getting nervous but there should be progress soon (only 4 houses in the chain!). Finally got the keys and got to the house about 4pm. Cost us another £120 with the removal company for waiting time (not their fault).

Have started to sort out the mancave. Have gone from a single garage to a large double garage, with a separate section as garden tool store (mower + tools), a greenhouse (all the plant pots and stuff) and a large shed (garden furniture + BBQ bits) - it's epic! :cool::D
