The nervous wait to exchange....

It’s been 10 years since I last moved. Going from a small 2 bed terrace to this 3 bed semi was easy. Going from this house and all the extra stuff we’ve accumulated is going to be fun!
It's been 17.5 years since I moved! :eek: Despite being in a small house here, I seem to have acquired a lot of stuff, as I discovered when I was walking around with a moving company guy the other day :p
 
We were supposed to exchange today ahead of completion tomorrow but the buyers solicitor had an appointment which mean she finished at 3pm.

Simultaneous exchange and complete tomorrow it is.

Hope it all goes to plan. The hardest part is landing the money in the right place usually.

I moved into my now-home after renting a room in a HMO for 9 years
When I called the moving company to book them i told them I would only have about 8-10 boxes to move...

...turned out I had 30 :cry:

When we were walking round, the chap pointed at the loft hatch in my house and said 'there isn't too much up there, is there?' and I replied 'er, mainly boxes, and a few crates...' and he wrote down 'lots of crates' on his iPad thing :p
 
We’re in. So much to do but wow what a day.

Just like our solicitor, phoned them last Thursday, we just had the survey done on the new house and he raised an issue with the rear garden wall, badly cracked and bulging, he's recommended a report from a structal engineer, there's a house built above the wall about 10-15 ft back from it, all we needed to know is who is responsible for wall maintenance, all I got was sorry your solicitor is going on holiday for 3 weeks, we will update you after she gets back....
 
It depends, if it’s on shared boundary, it’s usually the peoples land it’s holding up who are usually responsible. If it’s within your land, it’s normally yours.

The deeds may also specify, if they do, that’s what you follow.

Until the farmer sells it to the next developer. :D


I'm generally quite laid back about most situations, but we did exchange and complete on the same day last year and it was a horrific experience. Never doing that again!

We actually just had that :D
We moved into this house 1.5 years ago and turned out some developer had planning permission that they have been sat on for 10 years for a large field near us! They started building work last month

Though not quite as nice as yours, I'm hoping to have quite a lot of green space around my new one, mainly to the left as I look the front.

Hoping for some new photos from the developer soon, and I've got loads of organising to do with utilities, movers, solicitors etc. :o

Reminds me of St George's Wharf in Vauxhall, London. They built a block of premium apartments right on the river, lovely view, next to MI5, etc. Then once they were all sold up, the started advertising phase 2 and building those in front: Right on the river, lovely view... :D
 
Unfortunately you are never buying your view unless you own all the land in that view. Sometimes I think its better to buy a house with a known view ie. there are already houses around you than it is to buy somewhere that will lose it at some point and devalue your house.
 
Anyone had much experience with part ex? We’ve not been able to sell our 5 bed, 100 (give or take) year old house in the last 6 months so exploring part ex. We enquired about some new builds and filled out the application to request this service. There are two houses left on phase 1 which they went shot of before going onto phase 2. They have some estate agents coming round tomorrow and Wednesday to price the house up (it’s currently on the market for 425k), I have no reason to think they will change the value but more dubious about them wanting this kind of house to sell on.

True, although our neighbours said the lady who owns the land (it’s her garden) will “never sell”. Better than unknown status, but of course that could change.
