We are now on the market as of lunch time today! And they have scheduled in our first viewing for Saturday :D

Scary.

Think that's scary? I'm selling my house and I've got nowhere to go!

Good luck with your sale. Remember, you don't need to disclose a history of demonic possession unless they specifically ask about it.

Oh no! Ok that's worse :(

We can't see anything that stands out to us just yet, not really sure what happens or how long we have once it's under offer

Will maybe start viewing anything we see that appeals going forward?

I imagine no one likes offers unless ours is under offer too so surely there's time for all parties to have a chance

You can make offers whenever you like. They can choose whether they want to accept them and how they want to accept them. Some people will accept an offer without your property being sold and others will accept but leave on the market or give you a timescale.

Sometimes accepting an offer can focus peoples mind to sell and they will accept a lower offer or price their house to sell.

If no one offered on houses when theirs isn't sold it would take a looooong time to get a complete chain.

Yeah true. Just our first time so a bit unsure of the general process etc but sounds like now is the time to get looking/viewing

The thing about house buying is that there are rules but they are broken as often as they are followed.

Some people won't even let you view unless you are proceedable. We are about to go to market and we just viewed a house today. We were interested in a do-er upper and enquired about it but it had had 2 offers and 12 viewings planned for the weekend already so no point in even trying to worry about booking a viewing there.

We wanted to look at one a few months ago but they wouldn't let anyone view it unless they were proceedable because they had found their dream house and had an offer accepted and needed to sell ASAP.

Certainly sounds like a frustrating business

Just had a call and we potentially have 3 viewing ours Saturday now :D

Dangerously underpriced.. na I think we are being realistic. Some prices for similar properties are crazy imo right now and they aren't moving

This is always the thing isn't it. Unless something very very similar has sold then the price someone is asking isn't that relevant to your valuation. There was a house that came up in our searches that dropped from something insane like £1,250,000 to £950,000 at last time of looking. That was via 3-4 price drops. Some people are just insane with their valuations.

You might get some nutter who will pay your inflated price but I would say that you will get more money if you have people in a bit of a bidding war vs putting it at a higher price initially. I'm always suspicious of a house thats stayed on the market for a long time.

Our neighbour (identical house) was up for £285k, then they dropped it to £278k. But after a few more months they pulled it from sale.

So we have gone in at £270, feels fair and will still leave us with a nice equity going forward

Frustratingly for them, they did sell at 285 early this year (pre stamp duty changes), but the chain fell apart

£270K? Would only get something grim in the undesirable part of town for that around here.

I have noticed that quite a few "sold" properties have come back onto the market recently due to collapsed chains.

A house we vaguely looked at was up for £1m, reduced to £995k (clearly made all the difference) and was sold. Saw it back on the market about a month later at £960k and its been there for a few more months unsold. No idea what they did sell it for but you lose that seller and suddenly dropping it another £35k doesn't sell it. Must hurt.
 
Offer put in on our place for £20k under asking (£450k). Our previous offer was £445k so a £15k drop over a few months.

Wife is hesitant to accept the offer but looking at the market and speaking to the agent, I feel that this drop is occuring everywhere at the moment and prices have dropped since March when we first listed.

We've found a place we like the look of and have done a 1st viewing and will go back to it tomorrow to either write it off or put an offer in. They're on with the same agent so he thinks he can get her to drop the price to compensate for the drop in our sell price so fingers crossed there.

If it's on with the same agent and you decide you want to proceed then tell the agent what your cost to change would be. They'll know (roughly) the financial situation of all 3 parties and will know who can be squeezed. Explain you want to pay £XXXk to move from yours to the other house, you don't care what yours sells for or what you pay for the next one, provided the cost to change doesn't exceed £XXXk.

They'll work harder and make it happen as long as the numbers are reasonable as there are 2 sales on the line.

I've seen one I really like for £440k but honestly my budget can't really exceed £400, 410 at a push.

Feels cheeky to even make contact but I may do

Just let the agent know my rough budget upfront and ask if it's worth us even looking/don't want to waste their time etc and see what happens

Second viewing went really well and put an offer in for £10k under which is her red line apparenalty so fingers crossed.

It's a lovely 4-bed semi with a great size garden and lots of modernisation potential. Will cost a few bob to do the work needed but believe we can easily make the money back on it.

Sounds promising.

I'm checking the property websites every day. But since losing out to a cash buyer on the house we wanted, nothing of interest has come onto the market. It can be a bit depressing when you know what features you want and every new listing turns out to be a letdown.

Check when the house was last bought with zoopla or land registry some people will be trying to recoup.
