Thunderbolt 4 Dock advice

I work at home in an office with no windows.. But since i am rendering (as a 3D artist) a lot the office gets painfully warm in the summer.. So rather than spend a lot on trying to counter the heat by cooling the room i would like to move my desktop unit to the room next door and connect all my peripherals to a HUB so only 1 wire is required (thunderbolt 4?)..

Once moved the desktop will be about 2.5 / 6ft away from my desk, i will drill a small hole in the wall to allow a cable to pass through. The complex bit is i need support for all my displays.
  • 1 x 3840x1600 144hz display (display Port 2.0)
  • 2 x 1080p 60hz displays (2 x HDMI)
  • 5 x USB devices (1 x 4k webcam is probably the heaviest data requirement)
I have looked online at HUB's but im really confused as to how many displays and what resolution / hz they can support simultaniously? Is TB4 scalable for example if i turn off 2 spare displays when gaming (when needing 144hz) would it allocate all the bandwith at that point? and revert to 60hz when working?

I would be getting a Asus TB4 PCi-E card for my X670 Prime mobo if that matters..
