So we're on virgin media 500mb. I'm running a 25m cat6 ethernet cable from modem into the EAP22,
However all isn't well

Getting 119mb download and 32.8mb when stood right next too it.

Is they any settings I should be changing etc?

Thanks

The client is the device you are connecting to the AP, for example your EAP225 supports 3x3 MU-MIMO and 1200ac across 2.4 and 5Ghz, you would need a client capable of the same to get close to that, if for example you were connected to just the 2.4Ghz, or you had a 2x2 client connected, you would see lower speeds.

Redmi Note 8 connected too 5ghz.

Nasher, when next too router I get around 260mb from my redmi, when next too AP I get around 119.
I had EAP245's and i was able to get full speed on Virgin 384Mbps via wifi when connected to the AP. What is your connection sync rate with the AP? You link speed (Mine is 866Mbps). It'll be in your phones advanced network settings/info. To get full speed I had to change the band width to 80MHz in the AP point settings for the 5Ghz band.

If it's Android, then (along the lines of) Settings > Network/Internet > WiFi > Click on the SSID you're connected to > Click Advanced, Link Speed is displayed (towards the bottom usually).

Alternatively you can use something like Ubiquiti's WiFiman app (https://play.google.com/store/apps/details?id=com.ubnt.usurvey&hl=en_GB&gl=US), where you'll find 'Wifi Speed' listed once you've clicked on the SSID under the 'Wifi List' tab.
Handy app to have to be honest when dealing with WiFi.

Thank you. Link speed 433mbps.

I also have a PS4 that only use 2ghz, I only get around 20mb on 2ghz. Is they any way to get it any faster?
Your link speed is to low, if your only connected at 433 your never going to achieve the full 500. You need to go into the settings on the AP and increase the bandwidth to 80MHz.
