Hey guys,

I moved into my new uni house the other day and when I arrived I found a load of problems. Amongst others, the toilet seat was broken, the toilet hadn't been cleaned, the bathroom light took over a minute to turn on, the carpet hadn't been hoovered and was covered in snail/slug trails and mess from maintenance work, my bed's mattress cover (supplied by the landlord) had blobs of paint on it, there were bulbs missing, the TV aerial cable was missing a connector, the internet provider had been changed from what was discussed prior to our signing, there was no lighter for the oven despite the ignition being broken, the overhead fan started sparking and spewing out smoke when I turned it on, and a few doors had problems with handles and latches. Biggest of the lot, the boiler was broken (replaced gas valve) which meant that I had no hot water or heating for 2 days.

Bearing in mind I've been paying rent/bills on this property since 1 July, do I have any legal recourse?

I'm loathed to take any serious action because the lady managing the property was extremely helpful and sorted the majority of the problems within the 2 days that I was there. It just disappointed me that it clearly hadn't been inspected properly before I moved in.

Cheers guys.

Sounds like a pretty sweet Uni house tbf.

No, I'm afraid not although it sounds as though there may be a story behind your question?! :p

Somebody I know by that name had a lot of slug trails in his student house... they would sneak out at night and slime everything before retreating at the break of dawn :p

Sounds pretty bad, would have a look at the shelter website - they have a lot of advice about this kind of thing. If they have actually fixed the problems with no fuss I wouldn't be too bothered about it though - I don't imagine you'll be getting any compensation or anything...

Our last house was in a pretty bad state as well.
We contacted the university accommodation service, and they had lots of great advice.

In the end we had a survey done by environmental health, who declared the property unsafe to live in. The university then found space for us on campus. We're currently starting a lawsuit against the landlord to return our deposits.

Chances are your universities accommodation service has had to deal with similar problems before as well, speak to them and see what they say.
